Mission Statement: The Senior Project Manager is responsible for timely and accurate execution of the project’s construction phase. Job Summary: The Senior Project Manager provides management oversight for all phases of Residential and Commercial construction projects, including coordinating Construction Schedule, subcontractors, material and equipment, ensuring that Design specifications are being followed per approved CD sets, and work is proceeding with quality, on schedule and within budget. The Senior Project Manager serves as a liaison between the Design Department and the Construction Division and problem solves issues on and off site to ensure project progress is executed. Responsibilities: Meeting Construction Deadlines - On time completion of all phases of construction. Construction Ready & Onsite Accuracy - DOB Plans, Construction Documents, and Sub Contractors Estimates are accurate to the scope & nyc code. Red box items are ready ahead of construction start date (permits, covid forms, spec sheets, etc) Project Coordination - Ensure all subcontractors and vendors/fm materials are in line with schedule. Knowledge & Skill Set: NYC DOB Code (Construction, Electrical, Plumbing, Permitting, ALT 2, Special Inspections) Construction Management (Quality Control, Vendor Relations, Job-Costing, Scheduling) Construction Estimating DOB & Landmark Filing Strategies & Processes Essential Duties: Representing Smart Design’s vision, mission, and spirit. Responsible for oversight of all assigned projects progress and quality control. Leverage and maintain current relationships as well as developing new ones to expand business development Develops a cost-effective plan and schedule for completion of the project following a logical pattern for utilization of resources.. Coordinates work of subcontractors working on various phases of multiple projects. Resolves site unforeseen project issues and obstacles. Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed. Responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses. Tracks and controls construction schedule and associated costs to achieve completion of projects within time and monies allocated. Foresees, creates and approves Construction Change Orders. Presents all additional Construction Change Orders to the Client and articulates the necessity for each Change Order based on Budget, Timeline, Code and Site Requirements. Maintaining consistent and effective communication with all individuals involved in the project such as: Building Management, Superintendent, Lead Designer, Architect, Foreman, Subcontractors and Client. Reports to Client, architects and CEO about progress and any necessary modifications of plans that seem indicated. Plans, implements, tracks and closeout / turnover of construction projects. Conducts project meetings. Proactively identifies changes in project scope and ensures appropriate measures are taken Provides weekly Project Progress to the billing department using original Estimates and approved Change Orders. Generates and issues regular internal and external project reporting through company CRM. Able to resolve all issues that may arise with the project on the jobsite quickly and professionally while notifying the appropriate parties. Owning job quality and execution by: consistently reviewing plans, drawings, specifications, and communicating with all team members regarding any changes as the project unfolds. Organizes and trains the on-site staff to the requirements of the project, and ensures that those individuals whose functions require the knowledge and understanding of certain documents and procedures, receive and understand that information.
