Mission Statement: The Head of Construction (HOC) is responsible for developing, maintaining and improving the construction division of SmartDesign while ensuring production levels are maintained at max capacity. Job Summary: The HOC will work on any/all phases of construction including (but not limited to): Planning, Permitting, and ensuring proper closeout of the construction phase in its entirety, while focusing on business development. The HOC reports to the COO/CEO on Operations, financials and deliverables, works directly to ensure the Construction Department and meets SmartDesign’s quality standards. Strategy and Systems Implementation: Oversee Construction Manager(s) Develop the Construction Department culture based on Smart Design’s values and vision. Sets a clear division of labor in which checks and balances in all levels are kept and holds the responsible team-member accountable for cost leakage, damages, waste and craftsmanship. Implement reuse of construction materials procedure and monitor projects material utilization. Build and maintain a strong construction team while prioritizing staff utilization for all active projects. Construction team structure includes (but not limited to): Project Manager Assistant PM Construction Manager Foreman Electric Technicians Electrician Helpers Plumbing Technicians Plumber Helpers Lead Carpenter General Carpenters Tapers/Compound Specialists Masons/Tile installers Helpers Purchasers Create a general workflow plan for the construction department Documenting projects progress and estimate benchmarks for completion time of each construction stage. Calculating cost for each phase of construction and estimate average cost each phase (proportional to the project in hand) and implement a budget framework. Establish training and incentive programs within work for grooming new team members. Develop a procedure accompanied by a complete vendor's list in collaboration with the purchasing department in order to reduce construction materials costs by negotiation and comparison. Develop a cycle of work schematic to outline deliverables for each phase of construction work schedule ensuring all actions are completed for each of those phases. Prepare and maintain a complete inventory of all construction operations assets (ie tools, van, rough materials $50 and up, equipment) and estimate current value for each accounting period. Prepare Quarterly reviews of goals and a general plan for next quarter to be presented to upper management. Essential Duties and Responsibilities: Schedules and oversees all phases of construction from permit to finish; coordinates all necessary inspections. Interface with subcontractors and NYC DOB inspectors. Hold weekly meetings, in which presentation for each project and prioritizing is delivered in cooperation of PMs, CM’s and the Lead Designer. Hold weekly meetings with the Foremen to discuss manpower according to project needs. Hold weekly meetings with the accounting department and review billing/progress/costs of Overhead Ensures all labor and materials are ordered in a timely manner, based on production and installation lead-times; orders and coordinates delivery/pick-up of all materials required, ensuring pricing meets established budgetary requirements. Foresees, creates and approves Construction Change Orders. Presents all additional Construction Change Orders to the Client and articulates the necessity for each Change Order based on Budget, Timeline, Code and Site Requirements. Maintains construction schedule and tracking system to track and report all phases of the project; regularly reports on status of projects, either in person or through written reports/correspondence. Confirms approved plans to verify Construction site is built per plan and CD specs. Possesses and maintains knowledge of OSHA requirements; implements OSHA guidelines and programs; enforces established safety guidelines and promotes a safe workplace. Create a detailed safety tailgate meeting schedule with agendas and ensure all are performed according to NYC OSHA standard. Performs checklists and reports that aid in controlling aspects of the construction process under his or her responsibility. Achieves the highest quality work and homeowner satisfaction through management of resources and the construction process. Monitors and maintains a clean workspace compliance while holding subcontractors responsible. Performs constant on-site monitoring and quality control function; oversees punch lists and potential issues and problems with the designated PM. Verifies that all 3rd party inspections are completed and passed, and city sign-offs are complete and passed by the DOB inspector. Walk each completed project before homeowner walk-through to make sure it is complete, clean and meets standards. Performs all other tasks as assigned. Responsible for warranty on completed Projects as per contract. Leverage and maintain current relationships as well as developing new ones to expand business development COMPETENCIES: Technical Skills – Exhibits strong understanding of the residential construction industry in the NYC market and shares expertise with others. PREVIOUS EXPERIENCE: Required: Either ran your own construction company or held a high executive position at your previous company.
