Mission Statement: The Construction Manager is responsible for meeting construction quality standards and deadlines throughout assigned projects. Job Summary: The Construction Manager plans, directs, and coordinates a variety of construction projects, including residential, commercial, and mixed-use projects from the conceptual development stage to the final construction of the project. The Construction manager may oversee an entire project or just a part of one. Responsible for ensuring that the project gets done on time and within budget. Scheduling and coordinating all construction processes, including project scheduling, coordination and mobilization of staff, materials purchasing, and oversight of subcontractors. Responsibilities: Construction Budget - Ensures construction is executed according to the approved budget. Construction Coordination - Responsible for ensuring all sites operate at Max capacity. Knowledge & Skill Set: Extensive Construction knowledge and NYC construction code. Ability to create schedules and budgets for construction projects. Ability to create and execute change orders. Team management and supervision. Ability to provide takeoff quantities from drawings Ability to read, interpret and execute CD sets. Ability to calculate and order rough materials based on CD sets. Ability to problem solve issues that arise during construction. Strong communication skills. Essential Duties: Constantly strives to increase efficiency and accuracy of construction. Reviews project development and estimates cost budget for construction. Reviews Construction estimates and provides construction schedule with measurable, time-bond deliverables. Reviews Alteration agreements and provides feedback to the Project Manager in regards to foreseeable complications, potential change orders, specialty work and requirements. Study job specifications to determine appropriate construction methods. Evaluate construction methods and determine cost effectiveness of plans. Interprets Construction Drawings and extracts information for material take-offs. Schedule the project in logical steps and budget time required to meet deadlines. Determine labor requirements and dispatch workers to construction sites. Inspect and review projects to monitor compliance with building and safety codes, and other regulations. Hold weekly meetings with the Foremen to discuss project progress and immediate operational needs. Assists in producing change orders and revisions to original S.O.W. Directs and supervises workers. Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. Interfaces with subcontractors and local city inspectors. Ensures all labor and materials are ordered in a timely manner, based on production and installation lead-times; orders and coordinates delivery/pick-up of all materials required, ensuring pricing meets established budgetary requirements. Maintains construction schedule and tracking system to track and report all phases of the project; regularly reports on status of projects, either in person or through written reports/correspondence. Review approved plans to verify the site is built per plan and specs. Possesses and maintains knowledge of OSHA requirements; implements OSHA guidelines and programs; enforces established safety guidelines and promotes a safe workplace. Performs checklists and reports that aid in controlling aspects of the construction process under his or her responsibility. Achieves the highest quality work and homeowner satisfaction through management of SmartDesign’s resources and the construction process. Ensures all sites under construction are clean, safe and secured. Performs constant on-site monitoring and quality control function; manages and resolves punch lists and potential issues and problems **See SmartDesign Construction Quality Control Checklist for reference. Performs all other tasks as assigned. Responsible for warranty on completed homes and coordinates repairs as needed. Leverage and maintain current relationships as well as developing new ones to expand business development Ability to coordinate logistics for multiple projects at one time including: Utilizing the best route/resources for project scheduling Communication with the project foreman Prioritizing project efforts
