My name is Mikk and I'm looking to find a reliable contractor/handydman to remodel a 1700 square foot home I just purchased in Tucson Arizona about a 10 minute drive from University of Arizona located in Alvernon Heights. I'm a full time real estate investor and I buy and sell real estate for a living so this could lead into many other jobs down the road. Before I continue however, I'm ONLY looking to work with reliable people that are Insured and have a License. As such, before I consider working with you, I will ask for Proof of Your Insurance and License. If you don't have that, please disregard this request. As for what I'm looking to get done, here is a list. 1. The home currently has plumbing in a laundry room. I however want to add a bathroom in that space. This will involve adding some plumbing and framing up some walls. 2. Repaint the entire interior of the home a 2-toned color. Walls will be a light grey, the trim and ceiling will be white. This paint job will include patching up some minor cracks in the drywall before painting. 3. Install new vinyl plank flooring throughout the home. Currently there is existing vinyl sticky tiles which may need removed or perhaps you can go over them. 4. Remove, haul away and replace a water heater. 5. Make some minor home inspection repairs such as adding a GFCI in the kitchen and repairing some minor pvc plumbing connections. 6. Re-coat the roof. 7. Replace some rotted wood in the roof area. 8. Paint the exterior of the home as well. NOTE: I do already have a roof company that can do the roof work for me if you are not interested but it's simple enough work so might as well offer it all to one company. The contractor I pick will need to complete the home to a move-in ready condition that would pass a Home Inspection. The work needs to be done by the 1st week of August. As such, I'm ready to get someone started ASAP. You MUST have your own tools and MUST have your own truck to transport materials. You must also be ready to buy, pick up and transport the materials to the job site from the local hardware stores. I have accounts with local hardware stores like Lowe's and Home Depot so I typically buy the material myself. However, if it's easier for you, I'm also willing to pay for some materials over the phone if you have your own preferred vendors. As for payments, I pay very quickly as the job milestones we agree on are completed 100%. I can pay through things like Venmo or CashApp. I am also completely fine with you not even starting on the next milestone until I pay you for the work you have completed as long as it is what we agree upon from the beginning of our written agreement. I understand we will be new to each other so we will have to figure out ways to build trust with each other. I have an 800+ credit score. I pay ALL my bills on time. BUT please, don't ask me to pay you if you haven't finished the job. I'm not looking for the cheapest contractor. I'm looking for someone with a fair price who does quality work. If you are someone who is constantly told "man your price is so high... " I'm probably not the right guy for you. Since I do this for a living, I'm looking to work with someone who wants to build a relationship with someone who can send them work often. PPPS. To be completely transparent however, I will get estimates from at least 3 different companies so if you're someone who doesn't like to be competitive than maybe I'm not the right guy to work with. I'm new to this area and this is the best way I know to find a reliable, fair contractor. As such, when you put an estimate together, please provide me with something competitive and fair.
