**$500.00 signing bonus after 90 days of employment** The Situs Group The Situs Group is a real estate investment and asset management firm based in Denver, CO. Family-owned and family-operated since 1991. Currently managing two office towers and over 400 apartment units, we are rapidly expanding and seek to find a Maintenance Technician that wants to grow with us. Job Description Summary Responsible for assisting with operation troubleshooting, diagnostics, housekeeping, and repairs on commercial buildings, industrial systems, grounds, and maintenance equipment for assigned properties/facilities. Essential Duties & Responsibilities: -- Unit Turns (make-ready) Pre-walk units prior to resident moving out Order needed materials and schedule out vendors for unit turn Turn unit once it is vacant Communicate to Portfolio Manager the scope of work and timeline -- Work Orders (maintenance requests) Address all work orders within 24 hours Troubleshoot issues, order parts as needed, or call out a vendor if necessary Communicate with tenant and team of the status of the work order and when completed -- On-call Periodically be in "on-call" rotation Answer and service after hours/weekend tenant work order requests May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by on-call duties Skill Set Required General maintenance within an apartment unit and building common areas. Plumbing - Sweat/solder pipe, Repair/Replace toilet flush valves, faucets, disposals, and shut-off valves, Snake sinks, tubs, toilets, etc. Electrical - Change lights, outlets, fixtures, and ballasts HVAC - A/C units and swamp coolers, Boilers - Replace circulating pump, maintain temperature controls and boiler efficiency Drywall - Patch, replace, mud, and texture big or small Please note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee as a maintenance technician. Physical Requirements The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine Involves movement between departments, floors, and properties to facilitate work Ability to speak clearly so others can understand you Ability to read and understand information presented orally and in writing Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics Working conditions Job position is full-time, 8:30 am-5:00 pm Monday-Friday. Closed-toe shoes are a must. Be able to lift 50+ pounds. Will be standing and walking most of the day.
