Maintenance Supervisor - Full Time Schedule: Monday-Friday 7am-3:30pm *The Maintenance Department is staffed 24/7/365. While it is rare, the maintenance supervisor must be able to work any shift on any day and be on call for questions and emergencies* *What you’ll be doing:* You will plan, schedule, direct, and supervise all Maintenance and Engineer team members by ensuring efficient and effective completion of repairs and maintenance of community buildings and equipment. You will also oversee distribution and completion of all service requests. Located right in the heart of the Lloyd District, our residents enjoy a beautiful homelike atmosphere and have the finest amenities available within their own community. *Employee Benefits* - 401(k) with 4% match - Medical, Dental, Vision Benefits - Profit sharing plan - Accrued vacation pay available to use within the 1st year of employment - 6 paid holidays - Sick time - Company paid life insurance - Discounted TriMet passes - Employee parking - Use of our indoor swimming pool and fitness center - Scholarship Opportunities *Responsibilities* -Organize and maintain maintenance shops and work areas. -Document and maintain records regarding the maintenance of all equipment, resident work orders and general building maintenance. -Establish, maintain and document preventive maintenance programs pertaining to maintenance and repairs of all buildings and equipment. -Order, receive and maintain inventories of all supplies, tools and equipment. Make capital purchase recommendations to Facility Services Director. -Perform and document quality assurance inspections of all maintenance work performed to assure consistent quality control. -Participate on a hands-on level and work as a Maintenance Technician as needed. -Train, schedule and supervise maintenance team members on proper cleaning techniques, proper usage of chemicals, safety procedures, etc. Adhere to quality assurance and customer service satisfaction policies and procedures. -Delegate and assign all work requests to team members. Lead team members by ensuring accountability, communication and effective work. -Assist with Key Management Program and Emergency and Disaster planning as it relates to building maintenance and improvements as directed by Facility Services Director. -Work with the Facility Services Director to review employee performance and discipline as needed. Provide coaching and counseling to Maintenance staff in alignment with core practices, policy and procedure. -Monitor and submit time-clock entries and staff hours for staff members consistently and on time. -Support Facility Services leadership in ensuring standardized best practices, policies and procedures are refined, implemented and followed. Ensure all staff are trained. -Attend all resident and team meetings and/or events requiring your presence. -Be knowledgeable of emergency procedures and act in a calm manner in an emergency. -Maintain records for fire/life/safety, CMS, and other state and local authorities. -Perform other duties as assigned or required. *Qualifications* -Three (3) years’ maintenance experience in HVAC/mechanical, electrical, plumbing, locksmithing, utility system and/or general building repair. -Associate or bachelor’s degree in maintenance, engineering or a related field is preferred, but not required -Leadership experience in a retirement community, hospital, or related field is preferred. -Computer skills, including proficiency in Microsoft Office programs, maintenance tracking software and basic repair/maintenance of computer software and hardware. -Skills in operation, repair and maintenance of shop equipment and tools. Basic knowledge of telephone and TV system use, repair and maintenance. -Knowledge of cleaning solutions, chemicals, and pertinent cleaning supplies and their specific safety requirements. -Knowledge of fire prevention, suppression and alarm systems. -Ability to read and understand specifications, plans and drawings, especially mechanical.
