As a Maintenance Supervisor at Conifer Realty you will be responsible for the neat presentation, cleanliness and overall maintenance of our buildings, grounds and fixtures at Adam Lawrence Apartments (40 units) and Cynthia Meadows Apartments (36 units) in Corinth & Greenwich, NY. You will ensure maintenance work orders are completed on time, apartment turnover is effectively and efficiently handled for new tenants, and all aspects of the property are always safe and secure for employees, residents, contractors and visitors. You will provide training, mentoring, performance management, and hands-on maintenance assistance with your team. You will report directly to the Community Manager for our property and work collaboratively with the community team as well as key partners including Maintenance Mentors, outside contractors, residents, Property Management, Property Finance, and Human Resources to ensure all required aspects of maintaining a stable, fiscal operation are covered and meeting all building, fire, and safety requirements. Must be available for emergency on-call hours on a rotation basis and snow removal as scheduled. Requirements SUCCESSFUL CANDIDATES WILL HAVE (required skills): • Minimum 3-5+ years prior apartment maintenance experience, preferably in affordable housing communities. • Routine painting, plumbing, electrical wiring, HVAC, dry wall, boiler repair, and other related general repair and maintenance skills required using both hand and power tools. Ordering, inventory, hazard material knowledge important. • Prior 1+ years team supervision experience including training and performance management skills. • Knowledge of accounting/business with understanding of payables, receivables; prior budgeting experience a plus. • Contractor, vendor bid negotiating skills. • Computer skills (MS Word, Excel) for effective written communications. • Minimum High School degree or GED equivalent required. OSHA training a plus; HVAC certified helpful. • Some overtime may be needed as assigned. • Reliable transportation and valid drivers' license needed for maintenance supply purchases. • Ability to lift to a maximum 100 lbs. on occasion with frequent lifting and carrying up to 50 lbs. • Demonstrated excellent customer service skills and problem-solving skills required for interaction with residents, visitors, housing authority representatives, team members and fellow employees throughout Conifer. • Required to assist with on-call emergencies on a rotation basis with team members (nights and weekends) and must be able to respond to calls within 30 minutes when on-call. EDUCATION: · Minimum High School Diploma/GED equivalent required. Some college helpful. · Vocational training in building, construction, maintenance a plus. · Certifications in environmental hazards, maintenance, building, construction desired or willing to obtain. · OSHA knowledge required.
