Seeking an experienced estimator. Responsible for preparing cost estimates for commercial and/or residential projects based on the use of construction plans and industry knowledge of earthwork, site-work, underground utilities (water, sanitary, sewer) and material aggregates. Provide continuous monitoring of open bids, RFP’s and estimates to inform management of either new business awards or lost opportunities. Insure project performance through the effective prioritization of costs, equipment, manpower, material, subcontractors, and quality. Responsibilities and Duties Primary Responsibilities Cost Estimator: • Develop accurate forecast of the cost, size and duration of future projects. Collect and analyze data on all the factors that can affect costs, such as materials, labor, location, duration of the project, and special machinery requirements. • Participate in pre-bidding decision making efforts; review preliminary drawings and specification, perform site visit, gather information related to site access; surface topography and drainage, and the availability of electricity, water, and other services. Fully document of information obtained. • Prepare take-offs and follow through with estimates of the materials, labor, subcontractors and requirement required to perform the scope of work (SOW). Prepare documentation using standard estimating forms, filling in dimensions, numbers of units, and other information. Analyze bids provided by subcontractors. Identify equipment needs, sequence of operations, labor specialties, crew size, and physical constraints at the site. Allowances for wasted materials, inclement weather, shipping delays, and other factors that may increase cost must be incorporated in the estimate. Develop a cost summary for the entire project, which includes the costs of labor, equipment, materials, subcontractors, overhead, taxes, insurance, markup, and any additional costs that may affect the project. • Establish budget, manage and control project costs, and track actual costs relative to bid specifications as the project develops. • Manage the cost of change orders and negotiate extra costs or mitigate potential claims. • Establish and maintain an open-ended database of proposal responses according to company policy. Primary Responsibilities Project Manager: • Represent the company externally: • Attend pre-construction meetings, government agencies, and the general public. • Prepares job information sheet for field Supervisors prior to start of each job. • Review subcontractor/supplier invoices against field purchase orders and report any discrepancies to the accounting department. • Prepare field change orders to be signed by project owner or representative when requested. • Prepare submittals (pay-apps) monthly. Qualifications and Skills The Cost Estimator / Project Manager must have strong math and analytical skills. He/she must be highly proficient at reading and understanding blueprints, scopes of work and specifications related to each specific job. Have good people skills to meet and greet General Contractors and others as needed. A thorough understanding of computers, especially word processing and spreadsheet program; as well as, the ability to use complex software such as *HCSS*, AutoCAD, and *WinEx Grade*. • Excellent people skills, with experience collaboration in a multi-disciplinary, diverse, and dynamic team. • Demonstrated experience in construction processes and successful estimate preparation. Knowledge of contracting, negotiating, and change management. Knowledge of job costing and budgeting. • Flexible and a self-started; able to multi-task while also being highly detail-oriented. A leader that assumes total responsibility for their work. Meet deadlines with minimal supervision. • Personal qualities of integrity, credibility, and a commitment to the company. • Ability to interact, develop, and maintain a positive professional relationship with all levels of personnel. Other: • Knowledge of Roctec / Magnet – Take offs and 3D Models • Knowledge of HCSS a plus • Working conditions may include: • Office environment which requires manual and finger dexterity for operation of personal computer’s, adding machine and routine paperwork. Ability to sit for extended periods of time. Ability to lift 30 lbs. • On-Site construction setting that requires manual labor and knowledge and use of safety equipment. May be exposed to weather conditions including extreme cold and extreme heat. • Willingness to work a flexible schedule and travel.
