Handyman - lock/door latch, and garage door adjustment

Calling all handymen, We have two tasks this time. The first is to adjust the garage door opener – see photos – it seems the tension on the two springs/cables is unequal, and the garage doors going up in a herky-jerky kind of way. The second is a door latch. The rectangular post that goes through the door itself is made of two pieces of metal rather than one, and is worn down. If possible, I would love to retain the existing latch, but change the post. In your reply, please tell me which job you feel competent to do, both. I will be on site from Thursday at 9 AM (or earlier) until about 5 PM. Please don't just send me your cell phone number and say "text me."
