SUMMARY: The Facilities Engineer is responsible for maintaining, cleaning, troubleshooting, repairing HVAC and MEP systems, building maintenance and repairs, maintaining work logs and supporting general facilities services. The Facilities Engineer is responsible for the supervision of any outside maintenance personnel engaged in repair work for the building and grounds. On-call duty is required; typically on an every-other-week and vacation coverage basis. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. • Creates and maintains HVAC PM Schedules, completes maintenance records and prepares reports for facilities. • Performs HVAC inspections, maintenance, and repairs to include: VAV, Air Handlers, Rooftop Package Units, Exhaust Fans, Water Chillers, Pumps, Valves, Boilers, Water Heaters, Controls, Cooling Towers, etc. • Performs general maintenance as directed by preventative maintenance schedule as well as specific maintenance and repairs as directed by work orders including plumbing, electrical, HVAC, boilers, chillers, changing light bulbs, general carpentry. • Exercises and maintains back-up generators. • Maintains and repairs structural parts of buildings as needed. • Repairs parking lot and sidewalks with asphalt, cold patching materials, and concrete. • Maintains roof including keeping drains clear, debris removed and minor leak repairs. • Responsible for all building equipment and operational efficiency of building energy systems. • Performs routine maintenance such as changing light bulbs, pressure washing, picking up litter on the grounds, maintaining eye wash stations, and door lock repairs. • Inspects building and office areas to evaluate suitability for occupancy, considering such factors as air circulation, lighting, location, and size. • Cleans internal areas of the building as needed including buffing, dusting, sweeping, mopping, washing windows, and restocking janitorial supplies. • Coordinates maintenance activities with other division supervisors and construction contractors. • Coordinates with and oversees maintenance with outside service companies engaged in facility and grounds maintenance. • Responsible for hazardous waste management. • Ensure building is in strict accordance with fire and safety codes. • Actively participates as a member of the Company’s Safety Committee. • Required to carry a company cell phone and respond as necessary to facility and security issues during and after business hours. • Maintains a working knowledge of safety policies and regulations to ensure duties of self and others are performed in a safe manner. • Escort vendors as necessary. • Snow removal and de-icing as needed. • Other duties as assigned. • Must love guns! EDUCATION and/or EXPERIENCE A technical school degree or Associated Arts & Science degree and four to six years of related experience in facilities management or related fields or equivalent on-the-job training is required. • Experience operating a forklift. • Work requires knowledge of HVAC, electrical, and plumbing systems. • Work requires thorough knowledge of controls, operation, design, repair, preventative maintenance of HVAC systems with respect to; air-balancing, pneumatic instruments, VAV systems, chilled water systems, condenser water systems, and heat recovery. • Work requires basic knowledge of electrical systems. Ability to troubleshoot electrical switchgear, transformers, and work with 480 volt, 3-phase power. • Must have thorough knowledge of plumbing systems. • Ability to implement a training program for the maintenance engineering staff in the areas of HVAC, electrical systems and plumbing systems. LANGUAGE SKILLS • Ability to read and comprehend simple instructions, short correspondence, and memos; and write simple correspondence. • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. MATHEMATICAL SKILLS Must be able to calculate figures and amounts such as proportions and percentages using numbers, units of weight, volume and distance. REASONING ABILITY • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. • Ability to deal with problems involving several concrete variables in standardized situations. CERTIFICATES, LICENSES, REGISTRATIONS • A valid Washington State driver's license and proof of insurance is required. • Current Chlorofluorocarbon Certification (CFC) and supporting documentation. • Current 06a Electrical License certification. • Supporting documentation is required for any certificates, licenses or registrations listed on any resume. COMPUTER SKILLS Microsoft Office applications including Excel, Word and Outlook. PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. WORK ENVIRONMENT The work environment for this position ranges from office spaces to industrial facility spaces. The Facilities Engineer will frequently be exposed to outdoor weather and other conditions associated with performing the essential duties and responsibilities of the position.
