I need two HVAC units installed

Hiya. I bought a new house. I want to install a couple HVAC unit 1) I need something just for the master bedroom, so that the master can be cold for sleeping and I don't have to freeze the whole house. The bedroom is built on top of a tall crawlspace, the main HVAC is down there also, with tubes and floor vents. So its either a) a wall unit or b) install a small heat pump and air handler and route the tubes to the floor vents. 2) I am going to remodel the medium-size detached cinderblock garage into a gym. One day it might be a mother-in-law house. I want a good HVAC in there also. I'm not clear on my options but its similar, a) wall unit or b) heat pump with a couple tubes in the rafters.
