Job Duties:
Develop maintenance reliability strategies for building, facility and equipment; establish and execute the predictive and the preventative maintenance schedules.
Manage and ensure proper performance and maintenance of all electrical, mechanical, and plumbing systems within the building to ensure efficient operation.
Provide for 24-hour coverage for the lighting and all HVAC and facility mechanical systems.
Work with outside contractors to timely perform installations, repairs, troubleshoots, preventative maintenance on building, equipment, and building grounds appearance.
Partner with security team to ensure all safety and security systems are properly maintained.
Ensure all custodial functions associated with cleaning and maintaining the facility, both inside and outside, to ensure compliance with Federal, State and Local building safety and security requirements.
Qualifications:
1. Be very comfortable using hand tools and power tools for routine maintenance (carpentry) around the building and in the garden – e.g. repairing doors and drywall, painting, power washing/cleaning exteriors, hanging fans and light
2. Have low voltage electrical experience/capability – e.g. electrical wiring repair, tracing voltage, reading schematics, using a multimeter
3. Plumbing knowledge to identify and repair leaks (PVC) and irrigation (knowledge of RO systems/water treatment systems, this is a want not a need)
4. General understanding of HVAC components and operation
5. Administrative skills – e.g. organization, keeping records, keeping track of critical spare inventory, documentation of work, replacements and repairs, ordering supplies
6. Attention to detail
7. Critical thinker, problem solving skills to help ensure operational efficiency of electrical and mechanical equipment and systems
