Schedule: Full Time Summary: The Floater position is a full-time position and may be required to travel to different properties. Perform routine and extensive preventative maintenance and repair of all mechanical systems and equipment of the building interior and exterior under the supervision of the Chief Maintenance Engineer. Employee is required for maintaining the clean and neat appearance of all assigned areas. In addition, the employee is responsible for reporting all problems to the supervisor, including problem items that may not be in the list of responsibilities. Job Complexity & Critical Skills To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Essential Duties and Responsibilities include the following. Other duties may be assigned to meet business needs. Maintain an operating environment to achieve a satisfactory level of Resident’s service. Adhere to the preventative maintenance program for the Community. Perform minor maintenance replacement and repair in areas of carpentry, electrical work, AC, plumbing, mechanical, painting, flooring, and other minor building repairs through daily work orders as long as a permit is not required to conduct the job. Complete all required forms and work orders. Perform casual labor, such as lifting/moving heavy items as directed by Chief Maintenance Engineer/Property Manager following appropriate safety procedures. Routinely inspect building mechanical systems/equipments to ensure proper performance and maintenance. Monitor and adjust controls that regulate building systems, such as air conditioning, boilers, etc. Routinely inspect common areas to ensure they are maintained clean and in a aesthetically appealing condition. Report to Chief Maintenance Engineer all problems, including items that may not be in list of responsibilities. Maintain working relationship with fellow staff members. Maintain assigned equipment in good working condition. Observe all State, Federal and Company safety standards/precautions while performing task in order to maintain a safe work environment. Properly utilize new equipment and follow safety procedures prior to using this equipment. Respond to emergency maintenance requests as required. Assist in maintaining records of scheduled maintenance procedures. Job Requirements Minimum two (2) years general experience in building trades, repair and replacement maintenance or handy-work. Ability to stand for extended periods of time, walk and climb stairs, climb ladders and work at heights above ground (heights above ground level - maximum 8 ft), operate telephones and other office equipment, crawl in small and tight spaces; stoop and/or kneel; lift and/or move and/or carry up to 20 pounds or more in the work environment. Ability to detect auditory and/or visual emergency alarms. Noise level in the work environment is usually low to moderate. Ability to handle, finger, grasp and feel objects and equipment. Ability to reach with hands and arms. Ability to quickly and easily navigate the property/building as required, meeting the job functions. Ability to repeat various motions with the wrists, hands and fingers. Position requires occasional exposure to the outdoor climate and weather conditions. Driving when necessary. Must have the ability to react and address all emergency situations in a timely manner. Effective written and verbal communication skills. Position Supervision Employee reports directly to the Chief Engineer/Maintenance Supervisor of the community and is to take direction only from the Chief Engineer/Maintenance Supervisor.
