WE ARE GROWING! NOW HIRING: Maintenance Technician We are pleased to announce and opportunity for a Maintenance Tech to help grow our Southern California team! With our rapid growth, we need a well skilled, self-motivated, energetic and handy Maintenance Tech to manager our multi-family and commercial real estate portfolio. From necessary repairs to preventive maintenance throughout the entire portfolio of properties including getting units ready for new tenants!! JOB SCOPE - GENERAL DUTIES *Respond to work orders for maintenance and mark complete. *Handle resident relations with tact, diplomacy and courteous communications while maintaining discretion. * General repair of apartments for new residents *Assist in maintaining community area appearance. *Participate in inspections with Maintenance team as well as with Maintenance Manager on a weekly basis or when necessary *Able to work at multiple locations and properties at any given time MAINTENANCE & SERVICE If you have what it takes to do any of the following, this position is for you: Identify and correct hazardous property conditions. During normal course of duty, look for needed maintenance and liability hazards and repair/report to Maintenance Manager *Repair/replace appliances. *Repair/replace plumbing systems. *Repair/replace air conditioning/heating/electrical systems. *Repair/replace any apartment material within scope of management responsibility. *Perform preventive maintenance on equipment, appliances and units. Maintenance projects: *Unit turns and work orders *Trouble-shoot: diagnose and correct minor air conditioning failures/heating failures and appliance failures *Repairs minor electrical problems (works with high voltage 110-220 volts) *Repairs minor plumbing problems. *Provides minor carpentry and sheet rock and minor roof repairs. *Monitor inventory of maintenance and cleaning supplies. *Re-key locks/cut keys as necessary for MO and Evictions *Inspects the property for safety hazards *Prepare vacant apartments for move-in: Work with contractors to ensure timeline is adhered to as well as ensure units are ready for final inspection. *Apply touch-up paint as needed to apartments and outside areas as needed. OTHER FUNCTIONS *Protect against damage to the asset from inclement weather (tables, umbrellas, flags, banners, landscaping). *May be requested to assist in other areas of property including painting, grounds-keeping, trash pick-up, pool maintenance, house-keeping, etc. depending on property needs. *Attends and participates in management and staff meetings as needed. *Maintains cost per turn within budget & ensures make ready days are 7 days or less or as defined by Maintenance Manager (for renovation purposes.) *Manages expenses closely and within budget, communicates any overages in advance, actively pursues expense savings *Collaborates with corporate departments *Complies with company, city and county standards (HDICLA, Health, Building and Safety, Fire, OSHA, HR, etc..) REQUIREMENTS FOR MAINTENANCE TECHNICIAN • Minimum of 3 years prior apartment residential/commercial maintenance experience • Knowledge of the following: carpentry, plumbing, electrical, painting, air conditioning, appliance repair, etc. • Computer Savvy- email and Appfolio software use is imperative to the success of the daily tasks. • Relevant certification is a plus • Proven organizational & time management skills • Ability to work with all types of people and understand problems of residents. • Spanish Speaker a plus • Valid driver license and automobile insurance • Ability to read and write English; speak English and understand spoken English Flexible Schedule: Monday-Friday from 8:00am to 5:00pm. On call for emergencies and weekends. PHYSICAL REQUIREMENTS *May be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/ equipment), climbing ladders/stairs, and walking on rooftops *Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion) *Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment *Requires the use of appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.)
