I am a small landlord (11 buildings, 26 rental units) with property in Minneapolis, Saint Paul, and Forest Lake. My regular helper took a full-time job, so I need someone reliable to replace her. Ideally, I'd like to find someone regular who can handle many of my maintenance needs for the next two years. This would a great opportunity for someone who wants to get into the business of owning and/or managing rental property. The ideal candidate will be able to work for a couple of days next week (June 15-17). I need someone with a broad array of tools and skills, such as painting, drywall repair, and all the myriad small repairs that landlords routinely do. You MUST be able to work independently and efficiently. I also need someone reliable: At its simplest, you show up when you are supposed to show up. You must have your own tools (though I am not averse to loaning some). Pay is negotiable. I pay by the hour, either at the end of a job or, if it lasts more than one week (not uncommon), on Friday. I do not pay at the end of each day. I will need you to fill out a W-9 if you earn more than $600. All such payments (over $600) will be reported to the IRS. To begin, I have two jobs, which together should take 40-60 hours (depending on how much I ultimately decide to do). SITE 1 (Forest Lake): I am preparing a 4-bedroom townhouse for sale, and I need someone ASAP to help with details, such as the following: --Sand and paint exterior front door trim and column. --Install storm door. --Clean old paint off oak door and window trim in one room. Reinstall window and door trim which was removed for cleaning. --Install new hardware for folding door. Upon finishing in Forest Lake, I’d like you to begin work immediately at a one-bedroom apartment in Saint Paul. SITE 2 (SAINT PAUL): --Paint one-bedroom apartment (hall, living room, kitchen, bedroom, bathroom). There will be a couple of hours of plaster/drywall repair and other preparation, but for the most part it’s a simple, straightforward job. --Install blinds and towel bar. --Remove and properly reinstall kitchen cabinet. POSSIBLE WORK (if I find reliable person quickly): Remove existing tub surround; reframe exterior wall of shower, including glass block window; install new walls and glass block windows. Licensed plumber will install new faucet. For walls, I use an innovative vinyl tile product that can be installed in one day. I also use a glass block window system that installs easily and quickly.
