Supr Carp/Paint/Locks Middlebury College Posting Number: S01582 Position Summary: Coordinates and supervises general carpentry, painting and door/lock related maintenance and repairs for all campus buildings, facilities and equipment. Administers safe operating practices/procedures and maintains a safe and efficient working environment. Assists with routine contracted maintenance, annual safety, and regulatory compliance inspections and documentation. Essential Functions: Offer is contingent upon successful completion of a criminal background check and a post-offer pre-employment screening. Please see the physical demands section for additional information. *Generates and receives carpentry, painting, door and lock work orders from the Facilities Customer Service Center; schedules work assignments, monitors progress and quality of work. *Develops scope, cost, and labor needs for a variety of renovation and repair projects. *Administers safe operating practices/procedures and maintains a safe and efficient working environment. Assists with routine annual safety and regulatory compliance inspections and documentation. *Assists in the hiring and evaluation of personnel. *Trains personnel and approves time off, monitors work performance, resolves employee issues and keeps morale high. *Coordinates work schedule with supervisors of other maintenance trade groups and outside contractors. *Performs all duties in a safe and professional manner and in accordance with established Middlebury College and departmental policies and procedures. *Inspects, monitors and supervises contractor work performance. *Ensures timely completion of jobs and smooth departmental operations. *Functions as a working supervisor. Promote organizational teamwork, participative management, customer service, and collaborative problem solving. *Orders equipment and supplies as necessary. Reconciles payment through central Coordinates/manages multiple trade renovation projects. *Performs associated Facilities Services maintenance work as requested, including, but not limited to: snow removal, event set-up and clean-up, truck loading/unloading and grounds maintenance. *Works cooperatively with others and accepts direction from supervisors. *Performs all duties in a safe and professional manner and in accordance with Middlebury College and departmental policies and procedures. General Responsibilities: Determines and coordinates staffing requirements. Maintains records of completed work. Performs other duties as assigned to assist the department in obtaining and maintaining its mission. Qualifications Education: High school diploma, vocational training or equivalent required. Joint EPA HUD Lead Safety for Renovation, Repair, and Painting or ability to obtain. Knowledge, Skills and Abilities: Must be skilled in the use of various hand and power tools and their maintenance. Knowledge of carpentry methods and mathematics necessary. Knowledge of carpentry, paint, lock, and masonry trade work required including negotiating scope, pricing, and schedule with outside vendors and contractors. Familiarity with local supply vendors and contractors preferred. Must have drivers license and own vehicle for transportation of self, materials and procuring small materials. Good written and verbal skills. Must furnish own hand tools for carpentry and painting work. Must be available for emergency maintenance calls on evenings and weekends. Must be available for flexible shifts and overtime as required. May require occasional overtime and working certain weekends to support the mission of the College. Must be a self-starter, able to work effectively in a fast paced, dynamic environment with frequently changing priorities, handle multiple tasks concurrently, attend to details, and meet deadlines. Experience: 5 years of carpentry and painting experience required. Prior supervisory and task management experience required. General proficiency with computers, writing, and budget management. Knowledge of and experience with construction inspection, Americans with Disabilities Act (ADA) and Life Safety Codes, and VOSHA regulations.
