Platinum Realty Management Inc. is looking to hire a Maintenance Staff for a 144 unit property in Indio 92201 area. Daily Duties: Maintain property in clean, orderly, and safe condition. Enforce any rules governing the property. Report major maintenance, safety issues and other problems to management. Other duties as assigned by the management staff. Must be able to stand and walk the property grounds for at least 8 hours per day. Check lighting around the complex to ensure lights come on and troubleshoot problems as needed. Ensure the timely and correct completion of work requests and turnover of apartment homes. Maintain all preventive maintenance and inspection programs. Monthly Duties: Power washing of building hallways (at least every two months). Schedule roof inspections, clearing roofs and roof drains of minor debris, cleaning of roof gutters, scuppers, and flushing of down spouts utilizing a garden hose. As Needed: Clean and prepare vacant units for leasing, including painting, drywall repairs/install, cabinetry work and countertop install. Monitor contractors performing repairs/maintenance on property. Removal of painting/graffiti Inspect light/electrical fixtures and minor repairs needed Ordering and replacement of faded/damaged signage throughout the complex Troubleshoot and repair minor plumbing leaks throughout the complex. Monitor HVAC units and report any unusual noises, freezing of evaporative coils, vibrations, condensation leaks, etc to supervisor for further inspection. Coordinate services with vendors to ensure access to areas throughout the center. Follow up on work completed by vendors and report to management any problems. Requirements: Valid driver's license and a good driving record required. At least 2 years of maintenance experience is required. Experience in, but not limited to, electrical, dry wall, plumbing, carpentry, and painting. Specialized certifications, such as HVAC, are desirable High school diploma required. The position requires good customer service and communication skills when speaking with residents and vendors and strong commitment to excellence and attention to detail.
