We are seeking a Maintenance Supervisor for a role at Alpha Property Management's managed apartment complex, Dorchester Square, located in Franklin, VA. Alpha Property Management manages approximately 2500 units of conventional and affordable multifamily housing throughout the United States and Puerto Rico. Position Overview: A Maintenance Supervisor manages the maintenance of the property, and all Maintenance Technicians. This role is responsible for ensuring the upkeep of the facility by scheduling the day to day operations and work orders for the building and units. Qualifications: - Must have at least three years’ maintenance experience or other related fields - Must possess a valid Virginia Driver’s License and auto insurance - Ability to handle physical workload, and familiarity with hand-held tools and equipment - Must have prior maintenance experience in Multi-Family Housing or a related industry - Must have own vehicle (truck preferred) and maintenance tools - Strong skills in electrical, carpentry, plumbing, painting and drywall is preferred - Supervisory experience is preferred - English/Spanish bilingual is a plus - HVAC Certification is preferred Essential Functions and Responsibilities: - Schedule, prepare and oversee unit turnovers, including all preparation work - Oversee and complete work and repair orders in a timely fashion - Estimate time and extent of repairs for the maintenance team - Assign and conduct unit inspections; oversee and sign off on quarterly inspections - Manage and maintain a clean property - Schedule routine preventive maintenance - Manage material and supply inventory and equipment - Oversee and schedule work performed by outside contractors; handle vendor contract terms - Manage and supervise maintenance technicians - Additional duties as assigned verbally or in writing Supervisory Responsibilities: This position has supervisory responsibilities.
