Summary: The Senior Maintenance Technician, under the direction and supervision of the Facilities Director and Property Manager, maintains and repairs all common property not maintained and repaired by a third party. The Senior Maintenance Technician will also perform in unit maintenance services and supervision of 3rd party vendors execution as well as maintenance technicians as assigned. The Senior Maintenance Technician is expected to be available for emergencies or overtime in special circumstances to complete projects or meet deadlines. Physical Duties: Perform general and advance skilled residential related work orders as assigned by the Facilities Director and or Property. Proficient with making repairs or replacing damaged or leaking water lines, trouble shooting and replacement of water heaters, as well as shower or bathtub valve and cartridge replacement, and snaking drains. Skilled with electrical circuit troubleshooting, repairs, and replacement of electrical outlets, light fixtures, and breakers. Proficient with making drywall repairs, floating walls, taping, mudwork, and texture. Skilled at painting both exterior and interior of residential units. Carpentry work such as installing baseboard, door casing, repairing cabinetry, replacing windows or doors, and installing new flooring. Procuring, loading, unloading and moving materials, and running errands for the Maintenance Department Assist in the performance of preventive maintenance work orders HVAC trouble shooting and ability to replace apartment gas heaters. Life safety alarm system check, such as replacing carbon and smoke alarms. Emergency Response: Maintain preparedness for emergency response to flood, fire, power outage, earthquake and other disaster Respond to property emergencies as assigned. Teamwork & Customer Service: Be prepared to assist team members with tasks not strictly related to this job description Leadership capable of leading and training maintenance technician team members. Proactively communicate, source parts, troubleshoot and resolve issues. Assist with coordination and scheduling vendors with tenants. Be a team player and to contribute to the creation of an enjoyable, productive and safe work environment Display high morale, integrity, loyalty and professionalism at all times Minimum 2 years working as a Maintenance Technician in a residential setting such as apartments or condos Ability to work on-call as needed 2B Living Property Management is an Equal Opportunity Employer Pursuant to the San Francisco Fair Chance Ordinance, we will consider for employment qualified applicants with arrest and conviction records.
