Karya Property Management is looking for a Make Ready Technician to join the team at our Falls on Bull Creek property! WE HAVE AN IMMEDIDATE NEED FOR THIS FULL TIME ROLE! SALARY WILL RANGE BASED ON EXPERIENCE. As a Make Ready Technician, you will be responsible for and work to prepare recently vacated apartments for market readiness and availability to rent to another tenant. You will also be responsible for inspecting the apartments sprinkler systems, light bulbs, electrical, as well as maintain all outdoor grounds areas, including pool area, to ensure everything is in a safe and attractive condition. Responsibilities: • Receive "make ready" assignment (gather all necessary tools, equipment, and supplies needed to make a unit ready) • Evaluate carpet and vinyl and replace if needed • Check air conditioning and heating unit, water heater, and all appliances • Replace or repair baseboards or trim as needed • Polish and varnish cabinets and other woodwork as needed • Check all doors and windows and re-keys all locks • Repair holes in walls and perform painting duties as needed • Respond to service calls to make less technical repairs or replacements • Perform other duties as assigned by Lead Maintenance Supervisor Requirements: • Previous experience in a Make Ready Maintenance role • HVAC and EPA certifications required • High School Diploma or Equivalent required • Must have a clear background / valid driver's license • Bilingual is a plus, but not required • The ability to lift and/or move up to 50 lbs. • Have dependable transportation to and from work • Have a strong work ethic with reliability and dependability • Enjoy working with others and taking direction when needed • Maintain a friendly and customer service oriented approach to co-workers and residents
