Property Manager, Mauna Kai Condominiums Princeville, Kauai Qualifications: Communication Skills: Highly self-motivated and self-directed. Excellent verbal interpersonal communication skills. Written communication skills, basic math, computer skills Project Management: Experience with building maintenance, landscaping, pool management. Strong carpentry, plumbing, and housing facility maintenance skills. Initiates and performs maintenance on 46 unit condo resort, from permit process, bidding/contracting processes, to hiring, supervising, and managing contractors. Maintain a high level of quality, safety, and attention to detail at all times. Administration Responsibilities: Schedule and coordinate ongoing and new maintenance projects. Supervise and document staff work hours, payments to third party / independent workers / vendors for payroll. Issue written monthly facility status and progress reports to the PMK Board. Responsible for record keeping and reporting for: financial expenditures. Maintain Pool chemical maintenance logs. Staff Supervision: Experience working with, supervising, and managing on site contractors, and vendors. Experience Managing on site permanent, and part time staff. Staff crews include: Landscaping, Building and Pool Maintenance. Compensation: Range $65,000-$75,000 DOE This is a fixed salary position with an annual compensation package. The salary will be as mutuallyagreed between the candidate and the Mauna Kai AOAO Board of Directors based on experience and job fit. As this is a fixed salary position, it is expected that the candidate will be efficient to complete all of the necessary tasks during typical “normal working hours”. However, due to the nature of the type of work required in this position, it is an inherent part of the job that there may be tasks / work to be done that may go past the range of “normal working hours” including work on weekends and holidays, in some rare cases. Reporting to: The Mauna Kai AOAO Board of Directors (BOD). The Mauna Kai Board of Directors selects one Board member as the direct Liaison for this Managementposition. Specific Duties: General Maintenance – Facilities & Buildings Responsible for maintaining the appearance, functionality, and safety of the facilities and buildings on Mauna Kai property grounds. Includes: • Lead position as carpenter, plumber, handyman, etc. for in house projects. • Twice a year pressure wash all sidewalks and pool deck • Twice a year inspect all building railings, stairs and lanais for repairs General carpentry and painting for railings, stairs, lanais, pool, buildings and infrastructure. • Maintain all common area exterior, and Pool lights. • Take down natural environmental hazards (such as wasp nests and bird’s nests) that are on the buildings or on Mauna Kai property and pose a threat to the safety of Mauna Kai Residents. • Ensure that the common refuse collection areas are maintained, clean, and in working order. • Clean and stripe the parking lot, once per year. General Maintenance – Landscaping: Supervise / implement all landscape related maintenance on Mauna Kai property grounds. Includes: • Keep lawns on Mauna Kai property green and mowed as needed. • Keep all flora on Mauna Kai property healthy and in good appearance. • Purchase fertilizer and Compost for all common area landscape needs. • Purchasing and applying organic and earth friendly treatments when viable. • Keep a written record of such treatments. • Maintain existing sprinkler systems and make repairs -AS NEEDED. • Schedule tree trimming, and coconut removal. • Supervise all third party / independent third partyworkers & work done for safety, quality, timeliness, and accuracy to bid cost. General Maintenance - Pool and Clubhouse: Responsible to supervise / implement all pool and clubhouse related maintenance. This includes: Maintaining and keep records of daily pool cleaning and chemical levels as required by the Health Department. Requires certification. If not certified must take certification training within the first 3 months of employment, at Mauna Kai expense. • Daily cleaning of the clubhouse bathrooms. Clean and replace pool furniture -AS NEEDED. Once to twice a week cleaning of the clubhouse floor and barbeque. • Keep pool gates and locks painted and maintained in a workable manner. • Skim and remove pool debris daily. • Issue pool entry keys, and enforce the pool rules -AS NEEDED. Large repairs: Manage and coordinate repair and maintenance for/including (but not exclusive to) support beams, support poles, roofing, rain-gutters, tree trimming, stairs, siding, or any other major project that would require the use of third party labor/ materials/ tools. Applies to all buildings and facilities on Mauna Kai property. All large projects must be pre-approved by the PMK Board. • Obtain bids and related information from licensed Contractors and submit a report of results to the Board of Directors for evaluation and approval. • Coordinate and supervise contractors to acquire all necessary city, and county project permits. • Issue purchase orders to vendors for large repairs after approval of the Board of Directors. • Supervise all third party / independent workers & work done for safety, quality, timeliness, and accuracy to bid cost. Staffing / “as needed” workers: Supervise and be responsible for all third party / independent workers & work done (as contracted by the AOAO for safety, quality, timeliness, and accuracy to bid cost on Mauna Kai property grounds. House Rules / Tenant / Owner Relations: • This role is the first line of communication and enforcement of house rules and owner/guestcomplaints. As such, knowledge of and enforcement of all House Rules is required. Working collaboratively with occupants to de-escalating situations, is core to this position. • Report and document any incident or ongoing violation to the Board of Directors for further action. • Responsible for issuing Parking Permits, monitoring and citing parking violations. • Distribute community notices, and provide additional copies of the House Rules upon request. Records: • Issue weekly written/typed report to the board updating on all major activities undertaken, major expenses incurred, and any house rules violations. • Conduct a quarterly review of the facilities to update the various repairs and keep a running list of the priorities and statuses of said repair work. • Maintain Petty Cash Fund and ledger of spending as required by the owners association. • Make Disbursements to third party / independent workers/ vendors as allowed/authorized by the PMK BOD, keeping receipt records and copies of the checks (PDF and carbons acceptable). • Maintain written records per Associa (mgmt. co.) requirements and update per instructions. General: Please: If you do not have construction/ Handyman experience Please do not reply This is not a desk job. You will need to take the lead on general daily projects. Good Community Standards: When on the property, the manager will be the AOAO representative that is most visible to the Mauna Kaicommunity. It is expected that the manager will behave and act in a professional and courteous manner in allinteractions with all residents and guests at Mauna Kai. If the manager is residing on the Mauna Kai property, the manager shall maintain a professional and neighborlymanner, and uphold good community standards 24/7. Housing: The candidate is expected to live on the North Shore or be willing to move close to, or within the complex. Candidates for this position are expected to abide by the policies of employment as outlined by the Mauna Kai AOAO. A copy of these policies will be provided along with any formal offer of employment to the successful candidate.
