Searching for a Full Time Maintenance Director for a Small Memory Care Building in Sumner. Supervises housekeeping staff. Position Summary The Maintenance Director is responsible for the general maintenance of the community including all common areas, resident apartments, grounds, equipment and mechanical systems, and for driving the community van. The Maintenance Director will coordinate and communicate with all other team members of the community in maintaining a holistic perspective of service and care. This role will lead by example and make certain that the progress and services maximize each resident’s quality of life, identity, interests, abilities and preferences. The Maintenance Director will follow and actively participate in all resident and team member orientation programs and personally, get to know the residents by communicating with other team members and through direct conversation with residents. Essential Duties and Responsibilities: (listed below and other duties as assigned) Maintenance and Building Management • Routinely perform a wide variety of building maintenance and mechanical work including carpentry, electrical, plumbing, interior and exterior painting, masonry, drywall repair, small appliance and minor equipment repair and troubleshooting. • Ensure all company, state, local or federal health, safety, health, building, fire and insurance codes or requirements are met or exceeded at all times • Conduct regular inspections of building, equipment, and mechanical equipment • Promptly respond to resident apartment maintenance or repairs. • Rent Ready - Inspect and prepare all apartments for rent-ready status as per company policy before new residents move into the community. Rent-ready apartments must include, but not limited to the following if necessary: o carpet and vinyl replaced or cleaned; Cabinets and woodwork are finished properly; Windows cleaned and replaced, if seals are broken; Leaky faucets or toilets repaired or replaced, if necessary; Interior painting complete; Appliance repair, if necessary; Re-caulking done’ Repair and/or replace light fixtures and electrical cover plates; Clean and repair AC units; Install new window treatments, if necessary • Evaluate performance of all service contractors • Establish, perform and document complete, routine and Preventive Maintenance Plan for apartments, common areas, equipment, fixtures and furnishings. • Solicit appropriate community maintenance estimates or bids when necessary, and present to Executive DirectorBudget and Expense Management o Obtain appropriate approval from community Executive Director prior to purchasing item(s). Maintain a log of all expenses incurred and repairs completed o Ensure all work orders are completed in a timely fashion and billing information is recorded (i.e., timeand material) o Maintain effective inventory and loss control program for the supplies, parts, tools and equipment of the maintenance department o Ensure efficient and effective use of all maintenance department and community resources; including the use of outside vendors and monetary resources are within established budgetary guidelines. Transportation: o Safely and efficiently provide transportation for the residents when necessary. Transportation may be required for resident activities, appointments, events, and emergencies Training and Orientations o Participate in all required training, orientation, meetings and programs offered by employer o Participate in community and resident programs to include, but not limited to: Safety Committee, Infection Control Committee and team member orientation program • Maintain Resident Rights to the best of your ability • Perform other duties that may be set by the company or specified by the community Executive Director; completing all assigned duties which may change from time to time according to resident needs, staffing levels, and working circumstances • Present a professional demeanor that communicates to current and prospective residents the home office philosophy of service, goodwill and genuine interest in the resident's unique needs. Conduct yourself and your business at all times so as not to detract from or reflect adversely on the reputation of the property. Handle all resident concerns and complaints with finesse and in a caring, polite and professional manner. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Must meet all state health requirements including T.B. and must be able to pass states perspective background clearance Certifications: He/she must possess a current state specific driver’s license as required by state law and have transportation at their disposal. Education/Experience - Must be a skilled maintenance person for general maintenance duties with a minimum five (5) years’ experience in facilities maintenance Physical Demands and Work Environment: The physical demands and work environment described below represent the activities and surroundings of the positions. Lift up to 100 pounds, stoop, bend, climb stairs and ladders up to 40 feet, push and pull equipment, work in cramped spaces, and be in good physical condition. Frequent walking and daily visual inspection of premises. The work is typically performed in both an inside and outside environment, with a moderate noise level. Language Skills: Read and comprehend simple instructions, short correspondence and emails; write simple correspondence; effectively present information in one-on-one situations and small group situations to customers, and other employees. Math Skills: Add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals; compute rate, ratio and percent and to draw and interpret bar graphs. Reasoning Ability: Apply common sense understanding to carry out detailed but uninvolved written or oral instructions; to deal with problems involving a few concrete variables in standardized situations. Ability to identify problems and escalate them. All Staff must currently wear a disposable face covering and eye protection provided by the community. We do temperature checks upon entering every shift and require frequent handwashing.
