We are seeking a responsible, reliable, and friendly person to join our Maintenance team! Start out working Saturdays and Sundays from 9am - 5:30pm. Other shifts may be added depending on willingness to work more shifts and job performance. JOB SUMMARY The Maintenance Assistant is responsible for the ongoing and seasonal maintenance of residents’ apartments and the entire Courtyard facility, both inside and outside the building except for landscaping. This includes the building structure, parking areas and the garage, outdoor lights, and all other Courtyard areas. In the absence of the Maintenance Supervisor, the Maintenance Assistant assumes shared responsibilities along with the Lead Housekeeper. ESSENTIAL JOB DUTIES AND RESPONSIBILITIES • Checks the maintenance log book for all residents’ requests for repairs needed in their apartments and ensures the repairs are accomplished in a timely manner. • Empties both trash and recycling containers twice a day (or as deemed necessary) from all laundry rooms. • Performs all apartment turnover maintenance and repair in a timely manner. Turnover maintenance and repair include, but is not limited to, moving appliances and toilets; spackling, sanding, texturing, and painting walls and other paintable surfaces; changing out sinks and sink fixtures; changing out light fixtures; replacing door handles; and all other necessary or assigned duties. • Performs all scheduled monthly/quarterly maintenance in a timely manner. Scheduled maintenance includes, but is not limited to, cleaning out dryer vents, replacing furnace filters, and all other scheduled or assigned duties. • Performs seasonal duties in a timely manner. Seasonal duties include, but are not limited to, power washing walkways and patios, painting dining room chairs, cleaning/shampooing carpets, washing outdoor windows, and all other necessary or assigned duties. • Conducts on-going, detailed inspections of apartments and the building (both inside and outside), reports results to the Maintenance/Housekeeping Manager, and repairs all deficiencies to ensure Courtyard Village is in compliance with HUD. • Responds to fire alarm emergencies in accordance with established policy and procedure, and resets the audible and flashing alarms when false alarms occur. EXPERIENCE, KNOWLEDGE, SKILLS, AND ABILITIES The following are the minimum levels required to successfully perform the Essential Job Duties and Responsibilities. • A high school diploma or its equivalent is required. • Experience in facilities or apartment maintenance is preferred. - Painting experience is preferred, but, not required. • Good interpersonal communication skills, and be self-motivated to take the initiative to identify issues, develop productive solutions, and solve problems. • Plan and meet deadlines. • Ability to multi-task and stay organized and focused in a fast paced, changing environment. • Ability to develop a high degree of trust with residents. • Reliable, flexible, and willing to help wherever needed. • Read, write, speak, and understand English and follow oral and written directions. • Demonstrate a high degree of initiative, judgement, discretion, and decision making to achieve maintenance and repair goals. - Strong ability to work independently without supervision. • Consistently demonstrate teamwork and positive day-to-day work relationships and interactions with co-workers, managers, residents, resident family members and friends, and vendors.
