Growing General Contractor Company specializing in Philadelphia Residential renovation looking for qualified subcontractors to consistently give work to in their particular trades. Particular sub-contractors will be licensed and insured and able to start jobs without deposits. Materials for jobs can be purchased on General contractors credit line. Job 1 : Wharton St Walks: Damage and deterioration noted at the front sidewalk. Replace the15'x9' section of the deteriorated front sidewalk. Exterior Door: Remove 2 rear windows, Install 8ft header and replace any falling brick on top, Install new sliding glass door at the location of the 2 existing rear windows. Work scope includes material and labor to install 7'x6' sliding vinyl patio door with double insulated tempered glass, & screen. If the rear patio door is installed. Remove the existing rear side door and install 2"x4" framing, sheathing, insulation, and drywall to close and finish the exterior/interior wall opening. To include painting the surfaces. Plaster/Drywall : Replace sheetrock of the entire kit and both bathrooms to include mildew resistant waterproof sheetrock around the Tub. Sheetrock in Half of the Hallway also removes and replaces sheetrock in the entire rear bedroom. Spackle and make paint ready all walls in the entire property, Decorating: Scrape and paint the wood trim at 4 front windows and door with two coats of paint. Paint the front exterior wall of the house with 2 coats of paint. Includes paint all walls 2 coats color, 2 coats flat white on ceiling, and 2 coats semi-gloss on all trim and doors. Finished Floors: Install luxury waterproof vinyl plank flooring on the first floor. living room and dining. To include necessary supplies such as underlayment, stair/bullnose and adhesive. (Approximately 684sqft.) also install vinyl plank flooring on the kit floor Bathroom : Repair existing bathroom fixtures and make sure it’s in a good working condition. Ceramic tile : Install backsplash. install new ceramic tile using TEC Tile adhesive which Meets ANSI A136.1 Type l & ll and is Mold- and mildew-resistant, grout with Polyblend sanded or unsanded grout with polymer. plumbing : Install fully ducted dryer venting to the exterior of the laundry room. Install a natural gas line with branch and hookup to the existing gas main. To include a gas meter, branches and fittings for 2-3 appliances, shut off valves. Electrical :Install 2-pendent light fixtures over the counter in the kitchen., Switch out existing outlets to new GFCI receptacles in the kit and both bathrooms. Install Battery operated smoke and CO detectors.GFCI receptacles in the kitchen and baths and exterior areas. Install new customer selected bath vanity light fixtures. Heating : Remove the oil furnace and install a new energy efficient central heating only system. Install supply heat ducts in the second floor hall bathroom. Air conditioner with condenser lines sets, and siding covering to cover lines and wires outside. pvc drain lines, Cabinetry : Remodel the existing kitchen by install new kitchen cabinets to include wall and base cabinets as per layout. Install a new island with base cabinets and countertop at the location of the prior partition wall. Appliances : Install new stainless steel Refrigerator, 30" gas stove, microwave rangehood, and dishwasher. Clean up : Removal of closet in second floor hall, includes demolition of walls for change outs. Removal of kitchen cabinets and prep work, removal of (2) old windows. Includes dumpsters for removing of all debris. Remove the 7' angled partition wall at the front foyer and install a new 4' wall to square off the entrance area. Removal of plaster from the living room brick wall adjacent to stairs Job 2 : Righters Ferry Rd Masonry : Parge basement as needed Siding : 470 sf of vinyl siding. Replace bamboo with vinyl siding Gutters & Downspouts : install, repair and replace gutters and downspouts as required Roof : 600sf of roof plus fascia and flashing. Fascia/soffit: repair and replace as required, Flashing: repair and replace as required. Replace roofing material and sheathing on Garage roof as needed. Family room’s roof: remove skylight, replace with sheathing and repair roof. Windows : Install 18 new windows Exterior Doors : Install glass storm door in mudroom and living room and laundry room. Install new steel entry door in existing opening in mudroom door.furnish and install caulking, flashing and trim boards to provide insulation of all exterior doors in the laundry room. Partition Wall : replace missing garage joist and joist hanger. Plaster/Drywall : 800 sf of sheetrock + 2000 sf of sand and plaster as needed. furr out and install new gypsum boards, ceilings and walls for basement bathroom, kitchen walls and drywall openings from ductwork bulkhead removal. Sand and have all walls and ceiling ready for paint. drywall/gypsum board: skim coat walls as required, tape and float corners and sand to smooth finish, install proper backing as needed. Fill all holes caused by electrical work. Decorating : apply one coat of primer to all walls, trim/baseboards and ceilings throughout.apply two coats of premium and latex paint to new and existing walls, trim/baseboards and ceilings throughout Wood Trim : install, repair and replace trim, facia as required.sanding and running trim. install shoe molding after engineered floor installation. Stairs : install railing at steps adjacent to garage WALL RAIL Wood Floors : 1670 sf of flooring plus stairs treads and underlayment etc etc. secure existing subfloor and install proper vapor barrier, underlayment as needed.install threshold break at new rooms. install engineered wood flooring in living room (250 sq ft), dining room (160 sq ft), family room (170 sq ft), kitchen (125 sq ft), 2nd floor hallway (125 sqft), 3rd floor hallway (60 sqft), back bedroom (90 sqft), middle bedroom (140 sqft), front bedroom (196 sqft), master bedroom (200), 1.98 per sq/ft Mayflower Chase Oak Click Engineered- Lumber Liquidators) Electrical : Replace or repair 200 amp panel and circuit breakers. Install 100 amp panel for 2nd and 3rd floor circuits. install 4 remodel can lights in the following rooms: living, dining, kitchen, family, install recessed 8 can lights in basement install ceiling fans in to living room, family room, bedrooms (4)install duplex receptacles per design 5 hardwired exterior flood light security cameras2 exterior weather proof gfcis all new electrical for all fixtures, appliances, lighting, heating and plumbing hardwired fire alarms GFCI in all wet locations and garage outlets (4)60 amp electric car charger; install as required per code Heating : Install 24000 BTU (L.G. type- or approved equal) for living room, family room and basement. install 24000 BTU (L.G. type- or approved equal) for bedrooms (4) install electric water heater, with relief valve to within 5 inches of floor. exhaust ducts should terminate to outside of the building and be equipped with back draft dampers; all duct will be rigid material.install Ejector pump for basement bathroom. Clean-Up : All trash and rubbish shall be discarded off-site in a approved and lawful manner.Remove all debris on the sides of house and yard, garage roof (both), mudroom entry door, bamboo siding, living room storm door, garage A/C, laundry room storm door in exterior.
