Need piano teaching space in Germantown or central Miamisburg

I have a Masters Degree in Piano Performance and teaching experience dating back to 2002. My family just moved to the Germantown / Miamisburg area, but the terms of my rental lease make it impossible to teach from home. I have a full time day job and need a place to teach piano and voice lessons on evenings and Saturdays. A church would be ideal, or a business location with extra space. I am doing this partly for extra income and partly because I have a unique vision to carry out. Would be eager to discuss further with anyone willing to provide the space. Please, responses local to Germantown or central Miamisburg area only.
