Description
The Landscape/Maintenance Technician I is responsible for the maintenance of all physical aspects of the community, with a specific focus on the care of grounds and for performing highly diversified duties to install, troubleshoot, repair and maintain facility equipment according to safety, predictive and productive maintenance systems and processes. The Landscape/ Maintenance Technician I will perform work under limited supervision by complying with OSHA safety and health rules. This full-time position will be required to meet the scheduled working hours of 7:00 a.m. to 3:30 p.m. Monday-Friday. Overtime will be required to meet emergency demands. Duties include and are not limited to: • Performing manual labor of routine difficulty in the construction, care, and maintenance of lawns and flowerbeds • Operating power equipment associated with landscaping such as chain saw, string trimmer, edger, weed whacker, push and riding mower, snow blower, etc. • Mowing, raking, shoveling, cleaning up winter kill, etc. • Watering and fertilizing lawns and trees; planting trees and shrubs as needed • Grading and preparing base, laying sod and/or seed, edging lawns beside beds and other abutting areas • Pruning and cultivating shrubbery and flowers • Cleaning out gutters • Applying chemicals to weeds and trees • Fueling, lubricating and making minor adjustments and repairs to lawn and snow removal equipment • Performing other manual work in connection with snow removal and landscaping • Installing, repairing and maintaining fencing • Performing routine maintenance on building interior and exterior • Working in a safe manner and recognizing unsafe situations; taking appropriate action to ensure safety of self and others • Providing emergency and unscheduled equipment repairs and performing scheduled maintenance equipment repairs • Reading and interpreting equipment manuals and work orders to perform required maintenance and service • Diagnosing problems, replacing or repairing parts, testing and making adjustments • Performing regular preventive maintenance on machines and equipment • Complying with safety regulations and maintaining clean and orderly work areas • Providing exceptional customer service to all residents • Complying with work schedule and following break policies • Consistently maintaining a level of professionalism as it relates to appropriate dress code, smoking policies, company cell phone use • Refraining from negativity and gossip and voicing complaints appropriately to supervisor • Consistently produces quality work and quantity of work • Seeks out additional responsibilities • Working and communicating effectively with residents and staff • Meets all criteria for Landscape/Maintenance Tech I and contributes to all maintenance duties as needed While performing this job, the Landscape/Maintenance Technician I is frequently exposed to fumes and airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud. The Landscaper Maintenance Technician is very active throughout the scheduled shift and is exposed to extreme weather conditions such as subzero temperatures, heat, and wetness. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day.
