Summary of Opportunity At our four-plex, we are seeking a weekend maintenance technician. This opportunity would be great for someone who is looking for extra income and a flexible schedule. Main Duties • Proficient in carpentry, drywall, tiling, installations, painting, basic plumbing and electrical • Maintenance, inspection, operation and repairs around property • Service, troubleshoot, repair and and service showers, toilets, sinks, faucets, etc. • Install and repair appliances • Respond to property maintenance emergencies • Establish a good report with property management, tenants, and visitors • Drive to Home Depot or other stores to buy supplies • Irrigation/Landscaping knowledge is a plus • Solar panel knowledge is a plus • HVAC knowledge a plus General Expectations • Work authorization in the U.S.A. • Experience as a handyman or property maintenance person • Excellent references • Excellent physical shape • Honesty, maturity, stability, reliability, and attentiveness to details • A reliable truck and valid driver’s license • Your own tools is a plus • Able to work both independently and with others • Honesty, maturity, stability, reliability, and attentiveness to details Working Hours Saturday and/or Sundays or Evenings Compensation: To be discussed based on experience Notes about Compensation Assuming that you will work as our employee, we will pay your workers’ compensation insurance, social security, and other employment fees, and offer benefits like 401(k). These additional employee-related expenses cost us about 12% above and beyond the wage that you are paid. We pay twice a month. So, for example, if you are paid $20/hour, you cost us $22.40/hour. You will likely receive less than $20/hour as you will pay income taxes as well as half of your social security and other payroll expenses, as the law requires. We do not pay for vacation or sick days, or holidays, or for health-care insurance. - We do not pay workers "under the table" or "cash" - You can expect that this hourly wage will apply to the next year or two (don't expect a raise in six months) - We pay workers on an hourly basis, not on a "project basis" - Please do not apply to this ad if you will likely quit in a few weeks or months; we hope that our work relationship lasts for the longer term Employee or Contractor? If hired, you will become a part-time employee unless you satisfy the legal requirements of becoming an independent contractor (license, your own worker's compensation insurance, your own tools, etc.).
