Hello, thanks for reading this. I need the following items done at one of my properties to sell it. Please read the ENTIRE LIST before responding. 1. Electrical a. Install 4 can lights in living room evenly in thirds and place on dimmer switch b. Install 4 can lights in kitchen evenly in thirds. c. Install pendant light over the sink. d. Install 4 recessed lights in soffit on front of the house (one on left corner and one on right corner and one on either side between front door and corner light installed). i. Install photocell for front exterior lights e. Install a recessed light above bathtubs so that it turns on when mirror light turns on. f. Replace all outlets and switches in house to be new, white, with covers. g. Test all electrical in the house to ensure that all is in good working order. 2. Drywall a. Fix or replace any and all holes or damaged sheetrock in house. b. Install ¼” sheetrock over the wood in the back bedroom, tape and float. c. Repair and skim coat kitchen to ensure all surfaces are uniform. 3. Paint a. Paint all ceilings flat ceiling white b. Paint all sheetrock (Use Glidden diamond paint with Sherwin Williams paint color mindful gray) c. Paint all trim and interior doors semi-gloss white. 4. Guest bathroom a. Install hardyboard on walls of shower and red guard and waterproof the same. b. Install 18x18” Portland st. grey tile on shower walls and floor. c. Install vanity of owner’s choice d. Install toilet e. Install light and mirror f. Install towel rack accessories 5. Bedrooms a. Ensure they are painted properly b. Install interior doors and paint the same 6. Master bath and closet a. Install Portland st. grey tile on floor b. Replace vanity, mirror and toilet as necessary c. Install new mirror as necessary 7. Kitchen a. Install all new cabinets per owner’s design b. Install granite countertops c. Install all appliances d. Install garbage disposal and all plumbing e. Install tile flooring (see above) 8. Flooring and trim a. Install underlayment and laminate flooring throughout house b. Install all new base trim and quarter round as required and paint the same 9. MISC a. Install all new hardware on cabinets b. Install doorknobs and any and all other required items to ensure turnkey project. 10. Exterior a. Replace any rotten wood on exterior of home b. Powerwash exterior of home 11. Trash a. Removal all trash as you go and on final inspection.
