Position Summary: Live In community manager for our 100-space mobile home park located in Dry Ridge, KY. The Community Manager knows what it takes to keep a property running smoothly. You have an aptitude for increasing revenue, controlling expenses and meeting financial goals. You seek to maximize the community’s resident experience, physical occupancy, and economic occupancy, while keeping the expense ratio as low as possible. You love people, enjoy leading a community, and are knowledgeable about all phases of resident retention. You also have well established leasing skills. Duties and Responsibilities: • Ensure all rents are collected when due, and posted in a timely manner • Maintains accurate resident records. Updates on a daily basis all rents, deposits and application fees received from residents. Issues appropriate notices when necessary (e.g. late payments, eviction notices, returned check memos) • Ensure all bank deposits are made immediately and deposits are reported to the corporate office on a daily basis • The Community Manager is responsible for staying within the established budget guidelines throughout the year • Performs evictions, utility cut-offs and landlord liens as required on delinquent rents • Manages vendor/contractor communications concerning work orders, billings, vendor relations and certificates of insurance as needed • Community Manager is responsible for approving and submitting all invoices to corporate office for payment • Ensures that lease files are complete and that completion of leases is being executed properly • Maintains positive customer service attitude • Makes periodic inspections with residents of move-in/move-outs as well as community-owned-homes (COHs) • Initiates and implements policies/procedures to maintain resident communications; e.g., complaints, service requests, etc. • Monitors and reports on all maintenance activities • Contributes ideas to corporate for marketing the community and improving resident satisfaction • Welcomes and shows available units to prospective new residents, and completes appropriate paperwork Core Competencies: To perform this job successfully, an individual should demonstrate the following competencies to perform the essential functions of this position: • COMPUTER SKILLS: Intermediate computer software application (Rent Manager, MS Office, DropBox, G-Suite) and Internet navigational skills. Strong interpersonal and organizational skills with ability to manage multiple projects simultaneously. • REASONING ABILITY: HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action. Must effectively convey ideas, images and goals to a diverse group of personalities. • COMMUNICATION SKILLS: Strong customer service skills. Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to all stakeholders. Ability to effectively present information. • RESOURCEFULNESS: Ability to optimistically persevere and overcome challenges. Position Type/Expected Hours of Work: • This is a part-time position. Manager should expect to work roughly 20-25 hours per week. Compensation: • $18,000 per yr + Free Housing in Community (utilities included) Total Compensation valued at $30,000 per yr.
