Description
The Maintenance Technician I, under the direction of the Director of Facility Services and Manager of Facility provides routine and/or preventative maintenance, repair of buildings areas, facilities, and equipment and a variety of work in the general maintenance field. Essential Job Functions: Performs minor repairs of all buildings areas and equipment. Performs a variety of work in the maintenance and repair of building in facility and resident apartments including but not limited to minor plumbing, performs minor troubleshooting, repairs and adjustment of locks on doors, cabinets, desks, closets; repairs door hinges; changes filters on heating, ventilating and air condition units, kitchen and emergency equipment; hooks up appliances, makes keys, responds to un-lock requests and wellness checks, delivers packages, hangs pictures, etc. Reports mechanical malfunctions to appropriate party for action. Replaces light bulbs in all common areas for both the exterior and interior of the building, in resident apartments and in all maintenance areas. Replaces repairs doors, door locks and closets; installs window blinds. Performs other maintenance duties as requested by their supervisor or the Administration office. Records facility water temperature reading on regular weekly schedule Checks all fire extinguishers on a regular monthly basis and records on checklist basis. Checks all exit lighting and repairs or replaces them as soon as possible. Handles multiple priorities during peak periods; keeps worksite organized and clean. Communicates effectively with other Terwilliger Plaza Department Team members and residents Responds to emergency maintenance requested as required. Performs outside janitorial duties such as snow removal as required. Be familiar with facility policies, universal precautions and infection control practices. Check pool chemicals. Assists with various EVS duties such as general cleaning, gathering and emptying trash, event set-ups, etc. when needed. Non-Essential Job Functions: Performs other duties as assigned. Qualifications Education: High school education or general education degree (GED) Years of Experience: Six months related experience. Knowledge / Mental / Skill Requirements: General knowledge of basic hand and power tools. Knowledge of methods used in maintenance including basic knowledge of the following trades: plumbing, painting, appliance repair, standard practices and tools used in the maintenance and repair of building facilities; safety practices and procedures related to the building trades. Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to residents or other staff of the organization. Ability to apply common sense understanding to carry out detailed written and oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. Able to use equipment required for tasks; understands chemical interactions. Skills in organization, appearance and demeanor. Ability to make quick, clear judgments based on facts and communicates issues with sensitivity to different communication styles and personalities. Ability to handle high level of activity and multiple priorities in calm manner with common sense and independent action. Ability to maintain cooperative and effective working relationships with those contacted in the course of work assignments. Ability to perform a variety of duties, often changing from one task to another of a different nature without loss of efficiency or composure involving differences in techniques, procedures, physical demands, or work situations. Ability to work alone, as a member of a team, able to plan own work activities and with a minimum amount of supervision. Ability to identify task requirements, monitor progress toward accomplishment and meet deadlines for completion of projects in a timely manner. Ability to receive guidance and supervision. Follow work rules and procedures, safety practices. Meet deadlines, punctuality and attendance standards, etc. Ability to systematically identify and define problems, evaluates alternatives, and implements cost effective solutions. Ability to perform under stress when confronted with emergency, critical, unusual, or dangerous situations, or in situations in which working speed and sustained attention are critical aspects of the job; to be subject to danger, risk, or tension as a regular, consistent part of the job. List Equipment, Tools, Machines and Software used for the Position: Equipment: hand and power tools, various cleaning equipment/supplies, stepladder and big-boy ladder. Physical Activities of the Position: The employee is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop; kneel; crouch; or crawl; and talk; or hear. The employee is occasionally required to sit. The employee must frequently lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception. Environmental Factors: The employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to set and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate to occasionally loud. Subject to inside environmental conditions including heated pool area. May be subject to infectious waste, disease conditions including TB, Hepatitis B, AIDS virus.
