Title: Maintenance Technician Department: Maintenance Job Type: Full Time Reports To: Maintenance Manager Summary of Position The Maintenance Technician is responsible for the daily maintenance operations of the assigned residential apartment units. Responsibilities & Duties  Residents & Occupancy ­ Communicate consistent problems to Maintenance Manager ­ Enters daily time and materials used on property for billing of monthly maintenance costs – sent to Maintenance Manager for approval  Facility Management ­ Responsible for completing all maintenance issues and work orders, external or internal, assigned to them, in a timely, efficient and professional manner ­ Complete and plan turnovers ­ Organize and maintain of all equipment and maintenance shop facilities ­ Purchase of required supplies, tools, and equipment to complete work orders properly ­ Completing spring and fall clean-up maintenance tasks ­ Complete snow removal and maintain proper logs ­ Emergency maintenance on call support for the on-call Maintenance Technician Qualifications & Education Requirements  Familiarity with applicable local, state, and federal laws and regulations  Knowledge in all Fair Housing Laws and procedures  High level of organization and attention to detail  Experience working as a team and working independently  Boiler Experience preferred  Professionalism  Listening  High school diploma, GED, or equivalent  2+ years’ experience in apartment maintenance or related, preferred  2+ years’ plumbing, electrical, general maintenance experience Skills & Abilities  Ability to sit, stand, walk, crouch, kneel, twist, climb and reach above head on regular basis  Lift over 50 pounds  Proficient Computer Skills  Above average written and oral communication  Excellent judgment  Ability to handle tough situations  Problem Solver  Multi-Task in a fast-paced environment  Organized  Detail Oriented Makes best efforts to perform all other duties as assigned which may be assigned.
