We are currently seeking a Service Manager who will be responsible for planning, organizing and directing the general maintenance functions for the property while supervising the maintenance staff to ensure the residents have a clean, safe, comfortable, and attractive place to live. The Service Manager will also be responsible for maintaining the property assets. Responsibilities -Supervise and participate in the general maintenance and repairs of the property including heating and air conditioning units, plumbing, electrical repairs, mechanical repairs, appliance repairs, painting, carpeting, carpentry work, window repairs, and grounds maintenance -Organize all turnover activities and preventative maintenance work -Prioritize work orders -Abide by Fair Housing Laws -Order supplies and maintain an inventory of maintenance supplies -Ensure proper use of potentially dangerous products and chemicals -Schedule and oversee work done by outside contractors -Inspect all work completed on property -Take corrective action when warranted by employees -Train maintenance staff -Participate in the selection of outside contractors Qualifications -Ability to read and understand English; prior experience in a position requiring mechanical aptitude and ability -EPA Certification -Preferred: CPO certification. Some advanced training of a mechanical/technical nature, such as a trade school, and prior experience as a maintenance technician for a multi-unit property.
