The Maintenance Technician position is a non-exempt, full-time position, with variable hours between 30-40 hours per week. The responsibilities of this position include providing general “handyman” skills in the area of general maintenance to the repair of buildings and/or their property, facilities, and equipment or appliances. The position will require interacting closely with tenants, vendors and property owners. Other administrative tasks may be added as necessary. Time Commitment: This job requires regular hours, generally close to the same as the office hours in order to be available at all times that the office is open. In addition to regular office hours, evening and weekend hours will apply for emergency situations, which also includes some rotational “on-call” hours. Compensation: Non-exempt, hourly. The duties of this position are varied, but focus on conducting maintenance and/or repairs of properties as needed and/or as requested by owners. 1. General Maintenance and Repair Duties: • Verify owner instructions in the AppFolio software system prior to scheduling repairs/maintenance • Perform a variety of work such as maintenance, repair of buildings and grounds, including, but not limited to: carpentry, minor electrical (i.e. install light switch, install light fixtures, etc.), minor plumbing (i.e. unclog drains, replace washers, etc.), and painting (both interior and exterior). • Repair floors (i.e. replace sub-flooring), showers, sinks, walls (drywall), roofs and carpet • Perform repairs and adjustments to locks, doors, cabinets, closets, door hinges • Change filters on heating, ventilating and air conditioner units • Install, replace and/or set-up appliances; some minor appliance repair • Identify projects requiring the services of a higher skilled crafts person and coordinate with Property Manager and action plan. 2. Project Management Duties: • Request work order bids as needed • Schedule appropriate vendors for repairs/maintenance • Input work order information into AppFolio software program • Schedule seasonal system maintenance (Fall Prevention Maintenance) 3. Inspections: • Perform annual inspections of properties as directed • Move out Annual Inspections • Move out Periodic Inspections 4. Tenant Relations: • Contact tenants to confirm maintenance appointments • Document contact attempts (date, time, whether message left, etc.) • If tenant not present for repairs, leave door hanger to let them know job is complete • Possible after hours and weekends required for emergency purposes. 5. Tools and Equipment • The expectation is that the maintenance technician provides his or her own hand tools and common tools of the trade • If special tools are needed for a job a request must be made to the property manager for approval • The maintenance technician will either provide his or her own vehicle and be reimbursed for mileage, or a company vehicle will be provided The above job description is by no means a complete description of all duties involved, but more an overview of the position. It is important the person in this role knows they, along with company General Manager, are the face of the company and must act in a professional manner at all times.
