B. * Maintenance and Repair of Equipment, Building Systems and Structures 1. Maintain and operate all mechanical systems including plumbing systems, electrical systems, and HVAC, and general repair work. 2. Establish preventative maintenance programs for all system and structures. 3. Maintain and operate fire alarm and sprinkler systems. 4. Ensure that facilities and systems are in compliance with governmental and Archdiocesan protocols. 5. Be able to do basic and electrical repairs. 6. Ensure that all repairs are completed in a timely manner. 7. Ensure that all tools and equipment are returned to their proper place upon completion of associated work activity. 8. Replace light bulbs, batteries, furnace filters, and other disposable items as needed. 9. See to it that building structures such as windows, doors, flooring, and roofs are repaired or replaced as need, contracting all work out that cannot be accomplished internally. C. Supervision/oversight and Engagement/hiring of Sub-Contractors 1. Contact contractors when required work cannot be completed by the Physical Plant Analyst. 2. Assist with the development of written statements of work needed for any work to be subcontracted and review with the Business Administrator. Be clear about any licenses needed. These statements will be used as a basis for any bidding needed for work. 3. Identify list of qualified vendors in applicable areas. 4. Oversee sub-contractors during the performance of tasks. 5. Ensure that all work and/or repairs have been completed in a satisfactory manner before approving payment to vendors. 6. Ensure that all vendors provide a certificate of insurance with the coverage thresholds required by Catholic Mutual. 7. Schedule all contractors to coincide with work schedule. D. *Ordering of Maintenance Supplies and Parts 1. Ensure that all purchased parts and products are obtained in a cost-effective manner, ensuring that needed quality is not sacrificed for price. 2. Maintain appropriate inventory levels of such things as furnace filters, batteries, light bulbs, etc. 3. Monitor the inventory of the disposable items, to ensure security, to store safely, and to prevent theft. 4. Ensure that all invoices, order confirmations, and packing slips are turned into the accounting office in a timely manner. E. *Special Event Set-up Assist with the set-up of various rooms and/or grounds for Parish and School special events on the parish when directed to do so by the Business Administrator. F. *Custodial Work 1. Serve as custodian in a back-up capacity when needed due to the absence of a custodian or when required to do so by the Business Administrator. 2. Clean bathrooms and other areas as needed or directed by Business Administrator. This may include mopping floors, emptying trash containers, and replenishing supplies. 3. Operate all power equipment in a safe manner and according to manufacturer instructions. 4. Light shoveling of entrances and sidewalks leading up to them. 5. Apply ice melt to ice sidewalks and entrances. 6. Take care of any parishioner needs when situations present themselves. and operate all mechanical systems including plumbing systems, electrical systems, and general repair work. Must be able to lift and carry 50 pounds
