Make Ready Technician While the following information should be considered a comprehensive description of this position, it should also be noted that some responsibilities and duties might not be specifically addressed. JOB BRIEF You are responsible for maintaining the physical integrity of the community at all times. An effective program of maintenance/ Make ready Specialist is essential in order to: • Cultivate resident satisfaction. • Protect the value of the property. DUTIES AND RESPONSIBILITIES • Conduct all business in accordance with company policies and procedures, and within state, federal and local laws (e.g. OSHA, ADA, Fair Housing, etc.). • Perform maintenance tasks as assigned. • Maintain an awareness of the condition of physical property and immediately correct unsafe conditions; e.g., open holes broken/burned out exterior lights. • Maintain accurate records of service requests and/or make ready units and make ready board. • Diagnose and perform minor and routine maintenance/repair involving the following (as applicable):  Electrical and plumbing (including water lines).  A/C and heating systems.  Appliances (when applicable).  Water irrigation systems.  Stairs, gates, fences, patios, and railings.  Interior/exterior lights.  Ceiling fans.  Shutter, doors, cabinets, windows, sliding glass doors.  Boiler, gas and electric.  Door locks,.  Ceiling leaks.  Walls. • Insure that all make ready repairs and services are completed correctly and on schedule. • Report all major repairs and requisitions to Manager and or Maintenance Supervisor prior to repairing. • Change locks and make keys. • Assist in removing and transferring heavy appliances and equipment from storage area to apartment (or vise versa) as circumstances warrant. Assist in moving abandoned furniture, appliances etc., to dumpster when necessary. • Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. • Identify the location of all utility meter cut offs, apartment and fixture cut offs, sewer clean outs. Ensure sewer caps are always in place. • Ensure work areas and maintenance shops are clean. • Perform safety related duties. • Insures that storage areas remain locked when not in use. • Check and clean pool area to include bathroom, equipment room, etc. • Assist in keeping grounds neat and free of litter. • Ensure proper safety equipment is used (i.e. back support belts, goggles when working with specific equipment, masks and gloves, etc.). • Perform any additional duties assigned by Manager, Maintenance Supervisor or Property Supervisor. • Constant need to perform the following physical activities: Bend/Stoop/Squat/Kneel Perform routine maintenance/repairs, pick-up tools and needed equipment. Climb Stairs Service requests; make ready needs for 2nd. Push or Pull Move equipment, appliances, open and close doors, etc. Reach Above Shoulder Perform routine maintenance/repairs and stock and remove equipment, parts, etc. Climb Ladders Perform routine maintenance/repairs. Grasp/Grip/Turning Handle tools and equipment and perform routine maintenance/repairs Finger Dexterity Handle tools and equipment, perform routine maintenance/repairs • Constant need to perform the following physical activities:  Writing - Inventory maintenance, requisition requests, required maintenance reports.  Lifting/Carrying/Pushing/Pulling - Supplies, replacement parts, ladders, etc.): Over 150 lbs. Rare need 75 150 lbs. Occasional need 25 100 lbs. Frequent need 1 25 lbs. Constant need NOTE: Lifting and carrying of weights exceeding 50 lbs. must be accomplished with assistance from one or more persons. Examples of heaviest items lifted include refrigerators, A/C units, abandoned sofas, etc. VISION REQUIREMENTS • Constant need to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and residents. Constant needs to see small detail when performing routine maintenance duties. • Frequent need to see things clearly beyond arm's reach (oversee assistants, observe problems throughout the property). DRIVING/TRAVELING REQUIREMENTS • Rotation "on call" status may occasionally require expedient travel to assigned property at moments notice. Pick up and make deliveries to the main Office. • Must have valid driver's license and automobile insurance coverage. Supply proof of insurance and valid license. ______________________________________________________________________________________________ LABORER Job Description: Maintaining high company standards, the Laborer supplements maintenance, landscape, and management efforts to keep the community in a clean and orderly condition. The Laborer contributes to the achievement of occupancy goals by providing daily attention to the appearance of the common areas. Responsible for the beautification and upkeep of various facilities (pools, laundry rooms, barbecue grills, gazebos, fixtures, drains, fire lanes, etc.) assigned by the Community Manager/ Maintenance Supervisor. Provides assistance to the maintenance and landscape staff when requested. Trims and prunes tree branches; • Operates power tools, paint; • Repairs benches, playground equipment and sprinklers; • Irrigates gardens and lawns; • Paints building surfaces, bleachers, and picnic tables; • Digs up ground for flower beds, ditches, and holes for sign posts; • Repaint speed bumps, fire hydrants, stair wells • Demonstrates continuous effort to improve the physical appearance of the property • Assist with maintenance service request as directed by supervisor.. Required Knowledge, Skills and Abilities: Ability to: • Work in different weather conditions with exposure to the elements. • Learn cleaning, maintenance, and gardening methods, materials and equipment. • Learn the operation of motorized equipment such as push and riding mowers, string trimmers, edgers and hedge shears. • Learn proper use of hand tools such as hammers, wrenches, picks, shovels, spades, rakes, loppers, saws or similar tools. • Learn irrigation techniques using sprinklers, hoses and flooding methods. • Understand and follow oral and written instructions. • Communicate orally with co-workers and the general public in a one-to-one setting. • Travel over rough, uneven or rocky surfaces. • Learn job-related material primarily through oral instruction and observation which takes place mainly in an on-the-job training setting. • Use paint brushes, paint, rollers an protective equipment. • Move heavy objects (up to 50 pounds) short distances (20 feet or less). • Bend or stoop repeatedly over time. • Work safely without presenting a direct threat to self or others. • Maintain an awareness of proper safety precautions at all times • Constantly observe condition of apartment property through out the community and immediately report and/or initiate action to correct unsafe conditions. • Insure that storage areas remain locked when not in use. • Check Make Ready Board for daily assignments. • Check with Maintenance supervisor for additional work assignments. If rain prohibits any of your daily tasks check with Maintenance Supervisor for alternate tasks. • Distribute communications to residents: e.g., upcoming events, pest control notices, and newsletters when needed. • Utilize proper safety equipment (i.e. wear back support belt, gloves as tasks dictate, etc.). • Performs any additional duties assigned by Manager/ Supervisor. The Groundskeeper/ Porter contributes to the achievement of occupancy goals by providing daily attention to the appearance of vacant apartments and common areas. Responsible for the maintenance of various facilities (pools, laundry rooms, barbecues, fixtures, drains, etc.) assigned by the Community Manager. Provides assistance to the maintenance and landscape staff when requested. The Porter performs additional duties as assigned. • Clean patios, sidewalks and picks up leaves and litter; • Trims and prunes tree branches; • Operates and performs maintenance on power lawn mowers such as changing oil, and parts lubrication and adjustment; • Repairs benches, playground equipment and sprinklers; • Irrigates gardens and lawns; • Replenishes restroom and locker room supplies; • Cleans offices, recreation rooms, restrooms and locker rooms; • Paints building surfaces, bleachers, and picnic tables; • Sets up or removes folding tables, chairs, barricades, traffic cones or similar objects; • Digs up ground for flower beds, ditches, and holes for sign posts; • Drags, lines and prepares softball and soccer fields • Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service. Required Knowledge, Skills and Abilities: Ability to: • Work in different weather conditions with exposure to the elements. • Learn cleaning, maintenance, and gardening methods, materials and equipment. • Learn the operation of motorized equipment such as push and riding mowers, string trimmers, edgers and hedge shears. • Learn proper use of hand tools such as hammers, wrenches, picks, shovels, spades, rakes, loppers, saws or similar tools. • Learn irrigation techniques using sprinklers, hoses and flooding methods. • Understand and follow oral and written instructions. • Communicate orally with co-workers and the general public in a one-to-one setting. • Travel over rough, uneven or rocky surfaces. • Learn job-related material primarily through oral instruction and observation which takes place mainly in an on-the-job training setting. • Use mops, brooms, paint brushes and rollers and work with cleaning fluids, chemicals, pesticides, insecticides, paints, cleaning agents or similar solutions using only normal protective equipment. • Move heavy objects (up to 50 pounds) short distances (20 feet or less). • Bend or stoop repeatedly over time. • Work safely without presenting a direct threat to self or others. • Maintain an awareness of proper safety precautions at all times • Constantly observe condition of apartment property through out the community and immediately report and/or initiate action to correct unsafe conditions. • Insure that storage areas remain locked when not in use. • Physically walk the property on a frequent basis and remove litter, debris and pet droppings from the ground. It is especially critical that the following common areas remain neat and free of litter at all times.  Dumpster areas.  Recreation areas  Grounds adjacent to the road, in front of the office  Walkways to and from, and in between buildings  Parking lots and drives • Perform trash out duties at vacated apartments as assigned. Assist in removing all abandoned furniture, trash, and boxes. Transfers to dumpster or storage area, whichever is applicable. • Move trash and other items left outside of dumpster into dumpster. Pick up and sweep area. Keep dumpster doors closed on windy days. • Bring up Golf Cart by 8:30am each morning and put away by 4:30pm each evening. Check Golf Cart every Wednesday for tire air pressure, water level in battery, required maintenance. • Check Make Ready Board for daily assignments. • Water plants and trees every Monday and Thursday. • Blow stairwells of one bedroom buildings and two bedroom flat buildings. • Clean office to include emptying office containers. • Check with Maintenance supervisor for additional work assignments. If rain prohibits any of your daily tasks check with Maintenance Supervisor for alternate tasks. • Distribute communications to residents: e.g., upcoming events, pest control notices, and newsletters. • Utilize proper safety equipment (i.e. wear back support belt, gloves as tasks dictate, etc.). • Performs any additional duties assigned by Manager.
