Position Overview: Part-Time Maintenance Technician will be responsible for addressing an array of apartment and property maintenance duties as specified by Property Manager, and for maintaining the highest standards in customer service and curb appeal of the assigned apartment community, overall; maintenance tech will be responsible for overseeing 18 total units, 6 units per site location and 3 locations within close proximity of each other. Essential Job Functions: -Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances; flooring, carpentry, HVAC, grounds maintenance. -Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, window/glass repair, and door/lock repair. -Inspect the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement. -Assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods. -Conduct preventive maintenance as scheduled and/or directed. -Promptly communicate with Property Manager concerning all maintenance issues at the property. -Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations. -Safely operate all maintenance tools, equipment and machinery in accordance with manufacturer's specifications and company policy. -Complete all required training courses. -Perform daily maintenance tasks, such as service requests and unit make-ready (punch, paint, etc.) ensuring timeliness and quality standards are met. -Participates in emergency on-call/after-hours maintenance assignments; adheres to established response times and addresses emergency issues appropriately. -Assist with vendor management and vendor quality control. -Assist with monitoring inventory of maintenance supplies and equipment. -Deliver communication documentation to residents as requested. -Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal and interacts courteously and professionally with current and potential residents at all times. -Preserve and respect applicant and resident confidentiality. -Foster a positive, active and collaborative relationship with residents, other communities and associated agencies. -Complete special projects as assigned by Property Manager. -Adhere to all company policies, rules and regulations. Position Requirements: -High school diploma or equivalent is required. -Minimum 1 year of experience in the property management industry or directly related field. -Capability to read, write, comprehend, and converse in English. -Ability to correctly operate basic office equipment-fax, printer, phone etc. -Must maintain a strong focus on customer service. -Ability to multi-task. -Thorough understanding of local, state and federal Fair Housing laws, with training provided. -Ability to work successfully with a variety of personality types. -Exbibit overall dependability to able to consistently meet deadlines. -Ability to use discretion and maintain confidentiality. -Must be licensed, insured and able to drive a vehicle. -Required to observe company dress code policy. -Required to observe all safety precautions and wear the appropriate safety gear in accordance with company policy. -Required to maintain a regular schedule which may require attending to after-hour maintenance emergencies during evening hours and/or weekends. -Required to be on-call for after hours maintenance emergencies and available to respond to after hours call's in a responsible and timely fashion. Physical and Mental Requirements: -Employee must be able to lift and or move, up to 100 pounds. -Climb and work on ladders; climb stairs. -Work with arms raised over head. -Stand/walk/sit for long periods of time. -Bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc. -Repetitive motion with body extremities including: hand, knees, wrist, hips, feet etc. -Ability to work well under high-pressure situations. -A reliable vehicle is required. -Ability to work autonomously and in a team environment. -Must be willing to assist maintaining other properties. **Required to provide valid Drivers License and Auto Insurance.
