I'm an owner-builder in east oakland building a 1000 sqft, permitted ADU. The permits were just issued and work is about to commence. I have included 4 photos. The first is the site plan showing the utilities we're trying to run. The second photo shows the spot in the backyard where the ADU is set to be built. The third and fourth photo show the sides of the house from the rear of the house (so from the position of the ADU looking toward the street). My first step is getting site-prep, excavation, and underground utilities run to this soon-to-be poured slab. I'm expecting the person or crew that gets this first stage of work to have their own tools and to be prepared to ensure their work is up to code and repair any work that may require modification at the direction of an inspector. Here are some hints I've figured out: 1. The main home's electric panel is only 100 amps. This will have to be increased. 2. The backyard has a lot of concrete covered up by the mulch. The concrete will just require some effort to pull out. 3. The patch of grass in the backyard (which you can see in all of the photos) has a sprinkler system in it. We will need to pull that system out as we prep the site. 4. The person that wins this work will need to know how to haul debris (clean concrete and dirt). Having a good price for this part may be very helpful. 5. The work will entail ensuring the location of the eventual slab is properly excavated for the concrete guys to come in. If you want to do the foundation work, I'm open to it, but I likely already have a concrete guy. 6. Running the utilities will require attention to code -- this property will be under inspection and completion of the work is contingent on the work passing inspection. 7. You should ask me questions about this work. I can clarify any questions you might have including taking you to the site to review the current situation. I'm open to different methods of contracting this work, but my preference is to pay for materials and labor separately up to a reasonable maximum fixed cost. If you'd like to propose a better method, please let me know. If you are the right kind of person for this first stage of work, you should contact me ASAP! I am looking to start this line of work in the coming days. And if you can do later stages of building this home (framing, roofing, painting, etc, etc., you should let me know! I want to build trust with folks early and keep them for the fun parts later!)
