The primary responsibilities of a Residential Maintenance Technician are to coordinate and actively participate in all facets of interior and exterior maintenance of the property and to ensure all maintenance objectives are completed as required. The primary responsibility of this position is to complete all interior repairs in accordance with leasing objectives. Essential duties and responsibilities include the following. Other duties may be assigned. I. INTERIOR PAINTING AND MAKE READY: A. Vacant Unit Painting 1. Establish and implement a procedure for painting a minimum of two (or less if applicable) vacant units per week. B. Interior Common Area Painting 1. Establish and implement a procedure for routine painting and touch up of all interior common areas, i.e. hallways, Club House, and models. C. Make Ready 1. Complete all make ready units within accordance of Woodspear. II. RESIDENT MOVE OUTS A. Walk all vacated units within 24 hours of move out and determine damage costs. B. Submit damage costs to Property Manager within two days of resident move out. III. MAINTENANCE REPAIRS: A. Retrieve from office staff all work orders and ensure completion in accordance with WOODSPEAR’s 24-hour service guarantee. Conduct maintenance repairs to specifically include wallpaper replacement, drywall work, screen repair, and minor repair to cabinets, drawers, and doors. B. Assist Property Manager with supervising and coordinating all maintenance projects as required. IV. PREVENTATIVE MAINTENANCE: A. Establish a preventative maintenance program to specifically include exercise and tanning equipment, filter replacement for heating/air conditioning systems, concrete walks, wrought iron fencing, and exterior stairwells. B. Oversee implementation of preventative maintenance program. V. MAINTENANCE AREAS & INVENTORY: A. Ensure maintenance areas are always clean and orderly and meet safety codes; specifically including maintenance office, utility and mechanical rooms, pump house, and storage closets. B. Ensure adequate inventory of maintenance parts and cleaning supplies in accordance with annual budget. C. Assist Property Manager with account coding of maintenance parts and repairs in accordance with annual budget. D. Perform random inspection twice per month of inventory and tools, noting any misuse or disrepair to Property Manager. VI. ON CALL EMERGENCIES A. Provide emergency on-call service. VII. MAINTENANCE EMERGENCIES A. Ensure the safety of residents, employees, and the property always. Emergencies include, but are not limited to, seasonal flooding, hazardous ice conditions, pipe freeze ups, water leaks, and fire life safety issues. The employee may occasionally lift and/or move up to 50 pounds. Miscellaneous duties may be added as needed by the Property Manager or Regional Manager.
