Qualifications: 1. Previous experience in general maintenance (one year or more) or experience in construction. 2. Ability to read, write and understand English. 3. At least 21 years of age. 4. Good physical and emotional health. 5. Understanding of machinery and equipment. 6. Sincere interest in the well being of geriatric residents. 7. Ability to lift heavy objects (in excess of 60 pounds). 8. Physical ability to sit, stand, walk, reach over head, climb, kneel and bend at the waist and lift objects weighing more than 60 pounds in order to complete general maintenance work. 9. Must be able to relate to residents and staff in a courteous and diplomatic manner under all circumstances. 10. Must be able to walk approximately 6 - 8 miles a day or more. Job Summary: 1. Knowledge of facility policies and procedures. 2. Meets physical demands of position. 3. On call every other weekend and when requested by Maintenance Director. 4. Understanding of the residents’ rights. 5. Ability to work with residents and staff. 6. Reports on time, as scheduled adhere per policy and ready for work. Duties and Responsibilities: 1. Responsible for maintaining the physical plant in a safe, sanitary, orderly and attractive manner, including grounds. 2. Effectively plans, initiates and completes all assigned maintenance jobs in a “workman like” manner within the scheduled time with minimal supervision. a. Must be able to list all necessary materials and tools needed to complete an assigned job. b. Tools and materials must be gathered within the work area in such a manner so as to complete the work assigned with minimal number of interruptions. c. All work performed must be completed in a neat, clean, well ordered manner with minimal disruption to surrounding personnel. d. All work to be completed within the scheduled time period with minimal supervision. e. All work performed must meet or exceed standards for neatness and cleanliness as one would expect. f. A general cleanup of the work area will be completed at the end of each working day. 3. Performs simple and routine maintenance tasks using primary hand tools. a. Uses the proper tool for the proper job. b. Demonstrates proper use of screwdrivers, adjustable wrenches, vice grips, socket sets and hammers. 4. Demonstrates, on a daily basis, the ability to complete work assignments in a safe manner and in compliance with all local, state and federal safety laws. 5. Performs any given job with the utmost concern towards safety for self and other staff members. 6. Must possess the ability to interface effectively and in a positive manner with all levels of personnel employed within Lynden Manor on a daily basis. 7. Have in possession a current and valid Washington driver’s license. a. This job necessitates the worker to drive a vehicle to pickup maintenance/construction materials within the local area. Routine General Maintenance Duties & Responsibilities: a. Clean exterior grounds, parking lots. b. Replace light bulbs, ceiling tiles. c. Mop, sweep, clean, vacuum floors. d. Hang signs, pictures, towel dispensers, fire extinguishers, etc. e. Clean trash bin areas. f. Dry/wet vacuum floors. g. Move and/or lift such items as office desks, chairs, file cabinets, benches, refrigerators, freezers. This material maybe moved/lifted freehand or with rollers, pallet jacks or dollies. h. Collect, breakdown and dispose of cardboard boxes. i. Uncrate, equipment-lift, remove and dispose of crating material. j. Deliver equipment and assemble as necessary. k. Repair(scrape, putty, spackle) and paint walls. l. Conduct site surveys in order to suggest requirements for housekeeping services and safety issues. m. Suggests both new and standardized cleaning methods/procedures. n. Keep up on new laws and technology. o. Be aware of and control material waste. Non-Routine Maintenance Duties and Responsibilities: a. Unplug drains, sinks, toilets, etc. conduct minor repairs of plumbing fixtures. b. Lift, move and dispose of wood, metal, concrete, wallboard and other construction materials. c. Lays new, repairs existing floor tiles. d. Install or repair baseboard. e. Digs holes, trenches, etc. f. Performs minor carpentry repairs. g. Repairs concrete sidewalks, foundations, etc.
