Our growing company specializes in: 1. Maintenance of rentals on behalf of property management companies 2. Misc. maintenance and repairs projects provided to homeowners and condominium associations. 3. Decks, fences, painting/staining and misc. support to our remodeling division. We are looking for a preferred vendor to work with us on a sub-contractor basis. The right candidate will, accept diverse maintenance duties. These include, but are not limited to, repair, cleaning, installing, painting, constructing or any other maintenance function as required. • Responsible for the tracking, completion and reporting on all maintenance service requests as assigned. • Complete and make-ready for occupancy vacant homes and apartments, as directed. • Work within expense limits established. • Assist in monitoring all work being performed by outside contractors. • Responsible for 24-hour emergency maintenance service as scheduled. • Carry pager/cell phone as required for on-call maintenance. • Complete grounds work as directed • Complete payroll time sheets and mileage reimbursement and submit to supervisor • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. • Assure safety standards are used per company, local, City, State and Federal guidelines. • Ensure compliance of all work-related activities in a fair, ethical, and consistent manner. • Monitor email, calls and texts and respond in a timely and efficient manner. Requirements: Persons applying for or accepting this position must have; 1. Technical skills necessary to operate equipment, take direction and perform the tasks assigned. 2. Being able to communicate effectively with customers and staff. 3. Ability to operate with minimal supervision. 4. Ability to prioritize tasks effectively. 5. Reliable transportation (van or truck is preferred) 6. Own general tools. 7. Ability to use computer software and mobile apps as required by the company. General Maintenance Services -Fence repair, installation and painting -Pressure Washing (decks, sidewalks, driveways, houses, fences) -Roof cleaning, Moss treatment, Roof repair -Gutters cleaning and repair -Siding repair, Leak investigation and repair -Vent covers repair and replacement -Drywall repair, texture, paint -Windows, Doors, Sliding Glass doors replacement -Demolition and garbage removal -Painting (small and big projects, inside and outside) -Kitchen and Bathrooms Remodels -Dryer vent cleaning -Millwork (baseboards, cases, doors, trims) -Replace or repair light fixtures -Repair or replace sinks, faucets, p-traps -Laminate Floor installation and repair -Exhaust fan replacement -Asphalt sealing, painting curbs, white lines on parking lot. -Appliances repair and installation
