Description
Under the direction of the Superintendent; plan, organize, and carry out the operations and activities of the District's Maintenance and Operations department and coordinate various construction planning and development activities. ESSENTIAL DUTIES AND RESPONSIBILITIES: Plan, organize, and carry out the operations and activities of the District's maintenance department; establish standards for preventive maintenance, building maintenance/repair, and grounds, ensuring compliance with District, County, State and Federal regulations, policies and requirements. Plan, organize, and prioritize work orders and projects for maintenance, custodial, and grounds. Participate in various construction planning and development activities; plan, schedule, and coordinate building repairs and construction projects of all district grounds, structures and related physical facilities. Review specifications and make changes as needed; monitor the site to inspect ongoing projects. Meet with site administrators regarding site maintenance needs; recommend changes or alterations; provide cost estimates and time lines. Respond to District and staff needs related maintenance activities and services. Attend and conduct a variety of meetings as assigned; serve on committees as assigned; serve as a District liaison to the Division of the State Architect (DSA), California Department of Education (CDE), local city services, police and fire departments. Perform other duties as assigned. REQUIRED QUALIFICATIONS: Education and Experience: Prior experience in maintenance and operations activities. Knowledge of: Planning, organization, and Maintenance and Operations services in an institutional setting. Applicable laws, rules and regulations regarding maintenance, construction and related activities. Oral and written communication skills. Interpersonal skills using tact, patience and courtesy. Methods, supplies and equipment used in building maintenance and custodial work. Applicable laws and regulations governing building construction, maintenance, custodial operations, and grounds maintenance work. Operation of a computer and assigned software. Environmental, health and safety issues and regulations related to employees, buildings, and property. Maintenance methods, tools, and equipment used in building construction, maintenance, custodial operations, and grounds maintenance work. CAL OSHA Title 8-General Safety Orders, Title 24-Special Building Regulations, Title 19 Public Safety regulations. Ability to: Manage the grounds and skilled maintenance functions. Participate in various construction planning and development activities. Estimate materials and labor costs. Communicate effectively both orally and in writing. Interpret, apply and explain applicable laws, codes, rules, regulations, policies and procedures. Establish and maintain cooperative and effective working relationships with others. Operate a computer and assigned office equipment. Analyze situations accurately and adopt an effective course of action. Meet schedules and timelines. Work independently with little direction. Prepare comprehensive narrative and statistical reports.
