Request For Pricing to rehab an apartment complex in Dickinson, Texas 77539 - Courtyard Apartments Rehabbing an existing apartment (Courtyard Apartments) flooded by Harvey in Dickinson, Texas 77539. Location: Courtyard Apartments - 3206 Lobit Drive, Dickinson, Texas 77539 Property Description: 3 buildings (A, B and D) rehabbing the bottom floors only. Rehabbing 20 units on the first floor. Building A1 has - 1st floor 2 - 1 bed/1bath (approx. 655sf) 4 - 2 bed/1 1/2 baths (approx. 825sf) 2 - 3 bed/1 bath (approx. 980sf) Buildings B1 has: 6 - 2 beds/1 bath (approx. 755sf each) Building C has no units to be finished out except electrical meter conversion and replacing all the ac condensers and air handlers. Building D1 has: 6 - 2 beds/1 bath (approx. 755sf each) Looking for: Electrical Contractor HVAC Contractor Roofing Contractor Exterior Painting/Carpentry Contractor Drainage Contractor Plumbing Contractor Asphalt Contractor Interior Finish Contractor (Drywall work, Doors/Frames/Hardware, Floor tile work, Kitchen cabinets and bathroom vanities, Refinish bathtubs, Counter tops, texturing and painting, Closet shelves/rod, Bathroom accessories, Window blinds, Set appliances, Coordinate work with the MEP Contractors, Etc..... Appliance Supplier Job Description: Scope of Work: 1. New asphalt parking lot 2. New roofs 3. Replace exterior rotten wood power wash and repaint 4. Rework courtyard drainage (it does not drain) 5. Convert electrical meters so tenant pays for their own electric (convert 24 meters from master) 6. New HVAC condensers and air handlers (check out ductwork and support stand for the air handler). 1st floor: Replace condensers and air handlers and check ductwork and check copper and support stand for the air handlers and electrical disconnects (28 units). 2nd floor: Replace condensers and air handlers (29 units). Currently the 2nd floor units are rentable as is. 7. Rehab 20 unfinished units on the first floor only on buildings A, B and D (No work finish work to be done in Building C). Interior finish work to include: Sheetrock work, Paint, Cabinets, Counter tops, Vanities, Toilets, Bathtubs to be refinished, Wiring, New receptacles and switches, Flooring/18" Ceramic tile, Window blinds, Appliances (stove/oven/fan, refrigerator), Light fixtures, Bathroom mirrors, Doors/frames/hardware, Bathroom accessories, etc. Demolition was completed on the initial rehab. Note: Use unit 30 in Building C as the mock up for the pattern and finishes. Note: Bidders to walk the property to confirm scope of work for each of the 20 units. Note: Appliance package - Stove appliances some units has gas and the others electric. For 20 units Note: Use the unit 30 in Building C as the mock up pattern and finishes. 1st floor flooring tile and the 2nd floor flooring wood laminate or vinyl planks or carpet) 9. The initial rehab was started but never finished. The rehab was permitted and the original permit is posted on the window on the 1st floor on Building B. This permit has expired. New permits will be required. We will get the Master Permit and the MEP Contractors will be required to get their respected permits off the Master Permit. 10.Utility set up: Electrical Building A half on master and half on individual meters (convert the master meters to individual meters) Building B all on master meter Building C half on master and half on individual (convert the master meters to individual meters) Building D all on individual meter Gas Building A all electric Building B all gas Building C half on gas Building D all electric Note: Appliances to match for gas or electric. 11. General Pee traps to comply with code AC condenser disconnects comply with code Air handler disconnects comply with code Interior wiring, outlets and switches comply with code Breaker box to comply with code All work to comply with code Contractor can buy the materials or you can hook us up with the supplier and can pay supplier direct. But material cost needs to be included in Contractors bid. Will pay out the contractor for their labor on a weekly bases based on the work completed. No up front money. Work "projected" to start June 1, 2021. As of 5/19/2021 no work has been awarded to anyone.
