TWO SUPERINTENDENTS NEEDED: AUSTIN Company office is in New Braunfels Job Description: A construction superintendent supervises every aspect of a building project, including by reporting on progress to owner. Depending on the project, a construction superintendent also may assist in the physical aspect of construction. In addition, a person who holds this position must make sure that a particular project is within the parameters a set budget and relevant laws. Construction superintendents' hours can be somewhat irregular, since they must be available throughout the durations of any given project. In most cases, superintendents work long hours and on the weekends. Tasks: • Plan, coordinate and schedule construction projects. • Is responsible for the quality of work and for keeping the project on time and within budget. • Is the sole person in supervision over the construction workers. • Write up production schedules for crews to follow The construction superintendent must coordinate the activities of a variety of tradespeople, professionals and laborers. They may need to work closely with the architect or engineer who designed the project or the lawyer who is securing the zoning change needed for the project. Superintendents must plan work schedules so that conflicts do not occur, such as understanding Trades in general, i.e., having a Cabinet subcontractor report before the Flooring subcontractor delivers. **This position must know how to prioritize numerous tasks and projects with multiple and shifting deadlines. Duties and Responsibilities: • Ensuring that both the health and safety project plans are implemented • Being on site to oversee all the construction process • Organizing the workers and ensuring that they are performing as required • Recording the total costs for materials bought • General inspection of the workers and their performance and safety • Ensuring that the stipulated safety rules and regulations are met • Liaises with government inspectors on the standard requirements of the site in terms of licenses and safety • Follows the project construction process to ensure that it is completed in time • Supervises the subcontractors and ensures that they are punctual and that they deliver • Ensure that quality is preserved in the construction process and that the budget is maintained • Writing weekly project progress records; detailed project schedule with sequence and activity Planning: • Review the plans and specifications for constructability and construction schedules and advise the project team of issues or deficiencies. • Understand the contract between and the owner. • Understand trade contractor and supplier contract scopes. • Prepare, manage and update the detailed project schedule with sequence and activity duration including procurement items. • Establish the Punch list process and close-out procedures. • Maintain a Zero Punch list. • Schedules and procures tools and equipment necessary for the project. Skills and Specifications: • Ability to supervise • Ability to schedule and multitask • Knowledgeable in building and construction • Knowledgeable in reading Blueprints • Be a good problem solver • Be computer literate Education and Qualifications: High School Diploma A basic degree in Construction Management This position is responsible for managing and directing all job site activities to ensure project is completed within budgetary, design, scheduling and quality requirements. Coordinates the planning of construction equipment and materials to ensure timely delivery, supervises workflow and performance of all subcontractors and field personnel, provides routine communication, resolves construction problems and manages job site safety. The Superintendent position will manage and control assigned projects, including overseeing field operations, site safety, productivity, schedule, quality work, and trade contractor and supplier coordination and work in conjunction with the architect, client and owner. The Superintendent reports directly to the owner.
