Maintenance Technician Two Plus Four is actively seeking a commercial / residential maintenance technician to fill a Part-time role (30 hrs per wk) in the Philadelphia NY area. This part-time position is best suited for a knowledgeable mechanic with at least two years of hands on experience in the troubleshooting and repair of electrical, plumbing, HVAC, and building maintenance of multi-unit communities. PRINCIPLE ACCOUNTABILITIES: • Provide hands-on repair and preventative maintenance to all site systems including electrical, boiler, fire protection, plumbing and heating equipment. • Address work orders in a timely and professional manner while maintaining proper inventory and financial metrics • Ability to be “On-Call” and respond to emergencies 24 hours a day, company provided phone must be carried at all times. • Seasonal duties including lawn maintenance and snow removal. • Ability to “turn” units for re-occupancy quickly and with the highest level of craftsmanship • Embody the core values of Two Plus Four in all interactions with our residents through respect, decency, and professionalism at all times • Maintain a solid understanding of all of Two Plus Four resources and policies to ensure safety and compliance in all areas. BASIC QUALIFICATIONS: High School Diploma or equivalent with minimum 2+ years of experience in the industry with a proven background in multi-unit community maintenance. Basic carpentry, drywall repair, painting, electrical, plumbing, and grounds maintenance is required. Ability to interact and communicate with site staff and residence is critical to the success of this position. Additional requirements: • You must own and be proficient with the use of your own personal hand tools maintained in safe and operational condition • Strong written and verbal communication skills with the ability to effectively communicate with multiple people and platforms including the use of computers on a regular basis • Strong interpersonal skills with the ability to network and build relationships with contractors, vendors, coworkers, and residents. • Solid financial and business operations analysis skills with the ability to maintain inventory levels and stay with in budgetary requirements. • Reliable transportation for emergency and “on-Call” situations • Ability to be accessible, available, and responsive to the residence and site needs including overtime and emergency calls as needed.
