Flat roof needs replacement

Selling home. Need to replace flat garage roof, garage fascia is rotted and all needs to be replaced. There is a small area of rotted roof deck. Need at least a 5 year transferable warranty. There are some items inspector called on house roof. Some soffit panels falling, some flashing needed. Must have experience, references and photos.
