PLUMBER NEEDED (LICENSED) We are in need of a plumber for a 3b 1b 1,100 sf house. Home was damaged by a fire in the basement under the kitchen causing significant damage to the plumbing. Additionally, a previous owner installed a secondary bathroom in the basement without permits and not to code – which we simply would like ‘capped-off’ or removed. The home is currently under complete renovation and drywall has been removed to permit for easy plumbing and electrical access. Home also has an unfinished basement permitting easy access to all plumbing. Kitchen has been gutted down to studs. Cabinets to be installed after plumbing rough-in. Scope of Work: A builders permit is in place, however Home Owner requires a Licensed Plumber to pull all necessary permits separately and as they relate to this scope of work, at the cost of the home owner, and also ensure rough-in inspection is completed mid-way. - Replace supply lines from main service (at foundation in basement – not from meter) to the bathroom, kitchen, water heater, clothes washer - Install 2 exterior wall hydrants – 1 front, 1 rear of home - Install new 40 gal water heater or tankless water heater – no preference, whichever is most cost effective. Current water heater is gas - Install double basin sink in kitchen, with garbage disposal - Install new toilet – no preference, cost effective - Install bathroom sink – materials already on-site - Install dishwasher - Replace drain lines where necessary - Stack is aged cast iron, would prefer to salvage if able - Other items to be added as agreed - Convert secondary basement bath (previously installed without permit by prior owner), to create ‘plumbing-ready’ connections for a future owner. Many aspects of this restoration have been completed, but work has halted and cannot resume until plumbing is complete. The team to complete this described work must be working at the direction of a licensed plumber. OWNER WILL PAY CASH, 1/3 down at estimate/contract/bid acceptance to start job, 1/3 at successful rough in inspection, final 1/3 at job completion. Paid receipt will be required at the time of each payment. OWNER WILL PAY $500 CASH BONUS if job is completed within 14 days of estimate/contract/bid acceptance.
