POSITION DESCRIPTION FOR MAINTENANCE TECHNICIAN $17 Hr. Supervision and Direction The Maintenance Technician will receive supervision, training and direction from the Property Manager and Maintenance Supervisor. The Maintenance Technician will comply with all established policies and operational procedures. The Maintenance Technician shall show no favoritism towards any resident of the assigned property in the provision of resident services nor fraternize with, in any way, any resident of the assigned property either during or after business hours. Job Requirements Education: High school education or equivalent plus further education/training in maintenance related field(s) or equivalent experience is required. Must be able to read and comprehend written instructions/directions, interpret blueprints, wiring and plumbing diagrams, parts manuals, etc. Must be able to perform simple maintenance related mathematical calculations. Must be able to understand and follow oral instructions/directions. Must have a working knowledge and understanding of tools, equipment and procedures of the Maintenance Department. Experience: Must have a minimum of three (3) years of related maintenance experience confirming a history free of criminal activity, current alcohol/drug abuse, or dependency. Must possess a current and valid Driver’s License, U.S. Citizenship status, or immigration work permit, and must be bondable. Must be compatible with a wide range of people. Must be able to display and maintain good safety procedures. Physical: General apartment unit-property environment inside and outside. Regular exposure to changes in temperature and exposure to disagreeable elements (dirt, grease, dust, etc.). Close eye work and acute color perception necessary. Ability to hear normal and soft tones, distinguish smells, and distinguish temperature by touch and proximity. Operates hand and power maintenance tools including saws, drills, mowers, blowers, trimmers, torches, etc. Constant standing, walking, crawling, climbing, and reaching. Regular lifting and carrying up to 50 pounds. Lifting heavy equipment with aid of “hand truck”. Required to provide some personal hand tools. Job Summary The Maintenance technician is responsible for performing the duties required for the safe and efficient operation and upkeep of the total property. The assigned duties will include all of the total property. The assigned duties will include all of the “non-contracted” work and mechanical equipment, plumbing, and carpentry installation and repairs, general maintenance/housekeeping of property facilities including all entryways, hallways, walks, parking lots, etc., and cleaning and preparation of vacant apartment units. Essential Duties: Property Maintenance and Repairs: 1. Completes all maintenance and repair work orders on occupied apartments in an acceptable, safe, and timely manner;2. Assures work orders are properly and completely documented listing the service performed, parts used, time required, etc. and returns the completed work orders to Property Manager; 3. Completes all maintenance needs on vacated apartments to prepare for occupancy within the prescribed time period; 4. Performs emergency maintenance after office hours and on weekends as assigned; 5. Conducts or assists in conducting apartment inspections following the established checklist noting repairs and maintenance needs; 6. Maintains responsibility for inspecting electrical and plumbing fixtures, appliances, connections, etc., in keeping with a proper preventative maintenance schedule; 7. Installs, replaces and/or repairs appliances making necessary electrical/plumbing connections; 8. Inspects, services, repairs, and/or installs heat/air units and air return vents; 9. Services and repairs property groundskeeping equipment such as mowers, blowers, trimmers, etc. 10. Replaces damaged/broken windows, doors, and other comfort and security items; 11. Informs Property Manager of maintenance repairs or replacements requiring services of contracted personnel; 12. Assists Property Manager in establishing a preventative maintenance program and administers the program according the to established preventative maintenance schedule; Electrical: 1. Installs and/or replaces “comfort features” such as ceiling fans, light fixtures, etc.; 2. Changes out faulty outlets and switches as needed; 3. Inspects and installs/replaces interior and exterior light bulbs as needed for total property including apartment units, hallways, breezeways, parking lots, etc.; 4. Services and repairs all electrical motors, electrical appliances, and other electrical equipment; 5. Performs wiring replacement and new wiring in compliance with safe wiring procedures; 6. ALL MAINTENANCE PERSONNEL HANDLING REFRIGERANT AND SERVICING HVAC EQUIPMENT MUST BE CERTIFIED THROUGH AN EPA APPROVED PROGRAM; Plumbing 1. Changes, installs/repairs faucets, drains, water lines, and leaking connections;2. Replaces and installs sinks, commodes, tubs, and laundry equipment; 3. Unclogs drains, water lines, and commodes; 4. Protects water lines and connections from freezing temperature; Grounds 1. Polices grounds, removing and disposing of trash, litter and other debris on a daily basis; 2. Sweeps or blows parking lots, walkways, breezeways, and other non-carpeted common areas; 3. Removes garbage from collection areas and places in dumpster or compactor and cleans dumpster or compactor areas as needed; 4. Cuts/trims/prunes trees and shrubs to maintain an attractive and healthy appearance; 5. Sprays grounds with pesticides, insecticides, and weed killer; 6. Maintains grassed lawn areas by mowing, trimming, and blowing cuttings from walkways and other concreted areas; 7. Patches sidewalks and parking lots to cover cracks and holes; 8. Plants flowers, shrubs, trees, and reseeds/aerates lawns; 9. Waters and fertilizes plants, flowers and shrubs; 10. Removes snow from walkways and other common areas as assigned and distributes “ice salt” where necessary for safe travel; Painting/Carpentry 1. Paints exterior and interior property areas as needed, repairing or replacing decayed or damaged wood areas and wallboard areas; 2. Paints apartment interior walls on a scheduled basis making necessary repairs to walls and reports abnormal damages to Property manager; 3. Paints all property “convenience and promotional” objects such as entrance signs, directional signs, location signs, mail boxes, flag poles, etc.; 4. Paints parking lot stripes, designated parking signs, etc.; 5. Paints fire hydrants (after approval is obtained from Fire Department) assuring approved safety color paint is used; 6. Constructs wooden walls, sign posts, receptacles, etc.; General Maintenance 1. Installs wall covering, blinds, drapes, carpet, tile, etc.; 2. Displays flag (s) during appropriate times and weather;3. Vacuums carpeted common areas; 4. Installs and removes seasonal decorations; 5. Cleans laundry room area by sweeping and moping regularly and pulls machines out for cleaning behind periodically; 6. Cleans breezeways, hallways, and windows removing dirt, dust, cobwebs, and spider webs; 7. Performs maintenance and repairs to pool and poolside area including monitoring chemical balances adding chemicals to maintain proper balance, installing poolside and in-pool lights and replacing bulbs, repairing and painting poolside furnishings, repairing loose tiles and patching concrete areas, etc.; 8. Performs other duties as assigned by the Property Manager. Safety Specific 1. Maintains responsibility for inspecting fire extinguishers on a regular scheduled basis assuring all extinguishers are filled and operable; 2. Monitors and inspects all fire detection devices assuring each is in proper working order replacing batteries or defective units as needed; 3. Assists Property Manager in maintaining a secure and safe environment for residents by reporting building/property damage or vandalism, unusual situations and conditions, and other incidents to Property Manager.
