Hello, I'm a general contractor who is in search of professional, quality orientated masonry, concrete and flooring foremen with quality crews for current and upcoming projects. When you work one of our projects as a crew foreman, you will be representing my company, but you will not be an employee of my company, so you will be responsible to pay your own insurance, and pay for your accidents and mistakes. Most of my projects are residential, but I have completed both residential and commercial projects. I will pay you a fair and reasonable sum for the work you perform, but I CAN'T pay you what will prevent me from being competitive after I add my modest labor and/or profit charge to your sub-contracting rate. Example: For concrete projects more than 100 square feet and less than a 1000 square feet, I pay sub-contractors the following rates: I typically pay my sub-contractors 4.75 to 8.25 a square foot for flatwork, brushed broom finish. For demo work, I typically pay my sub-contractors 4.25 to 5.00 a square foot. For flatwork of one or two colors and a stamped concrete finish, I typically pay my sub-contractors 10.50 to 11.50 a square foot. For house addition foundations, I typically pay my sub-contractors 9.5. to 12.00 a square foot. Note: These prices are subject to change on a case by case basis, they are simply a guide. HOW YOU WILL BE PAID AS A SUB-CONTRACTOR: 1. I pay my sub-contractor crew foreman quick and on time after he/she does the final walk-thru of the project with the client/customer, the customer signs off as satisfied, and pays the final invoice. 2. When you bid on one of my projects, your bid will be for labor and materials, if you don't have the labor and material funds to finance the project you bid on, then please don't bid on the project. In some cases I may consider funding the materials for a project if a sub-contractor doesn't have the funds to finance the project he/she wants to bid on, but then the sub-contractor may not receive sub-contractor rates, rather he/she will be paid as an independent contractor, and he/she will be paid 12 to 20 dollars a hour depending on his/her experience and production. Very simply, I take the risk and invest my time and money to generate the leads, sell the project and perform other administrative duties, and the more risk my sub-contractors take to finance the project they bid on, the more their potential reward/pay will be. NOTE: This is my sub-contractor payment process for my company, but that's not to say I won't make exceptions to the policy on a case by case basis. 3. I've never had a customer sign off as satisfied on a project and not pay their invoice the day we finish the project, because before I start the project, it's made very clear to the customer that payment is due the day we finish the project, after he/she does the final walk-thru of the project with the crew foreman and he/she signs off as satisfied. 4. I realize as we start working together, we may both have a level of anxiety and perhaps distrust of each other, these are normal, rational thoughts and feelings living in the world, as it is. But lasting and strong relationships are built on results, and as we both prove ourselves to each other by delivering agreed upon and expected results, our distrust and anxiety level will decrease, but we can't start out our working relationship unless there is at least some trust.
