Essential Job Functions Include: • Respond to resident requests for maintenance and service by taking appropriate action to repair and/or restore service within the quality and time standards established by the organization. • Participate in the make-ready of vacant units. • Maintain the overall appearance and cleanliness of the community by ensuring that grounds, amenities, building exteriors/interiors, market ready units, breezeways, curbs, signage, leasing office, central garbage areas, parking lots and other buildings and common areas are free of debris, trash, graffiti, and other items which affect the appearance of the community. All deficiencies and or risk management safety issues are reported immediately. • Ensure that apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs. Make-ready also includes painting the apartment, and overall apartment cleaning or other activities as necessary. • Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory. • Be available for rotating on-call. • Perform other duties as assigned or as necessary. Minimum Qualifications: *Must be versed in plumbing, electrical, and drywall repairs. *Must have a High School diploma or equivalent. Reliable transportation is required. *Must be able to lift 50lbs, climb ladders and stairs. *Must be available for on-call needs. *Must be able to work independently with little or no supervision and as part of a team. *Must provide excellent customer service with every interaction. *Previous experience in the Apartment field is a requirement of this position. *Must be able to pass a background check and have reliable transportation. Todas las deficiencias y/o problemas de seguridad de gestión de riesgos se informan de inmediato. · Asegúrese de que los apartamentos estén listos para ser ocupados realizando diversos tipos de electricidad, HVAC, plomería, carpintería, reparación de electrodomésticos y otros equipos de mantenimiento y reparaciones diversos. La preparación también incluye pintar el apartamento, y la limpieza general del apartamento u otras actividades según sea necesario. · Mantenga las herramientas, el equipo y el espacio de trabajo y asegúrese de que estén organizados y en buenas condiciones de funcionamiento, solicite los reemplazos que sean necesarios y ayude a almacenar el inventario. · Estar disponible para rotar en la llamada. · Realizar otras tareas según los asignados o según sea necesario.
