We are currently looking for a full-time maintenance technician for our Property Management Company. We are a small company with about 100 units. We are developing 74 units of new property to open in 2022 and another 78 units in 2023. We are located in downtown Tacoma and all properties we own and manage are in the downtown area. We are looking to hire a maintenance technician to perform routine maintenance on the properties we own. Typical duties include the list shown below. Apartment Duties include: 1. Visit each property daily to ensure no garbage has accumulated either inside or outside the property and if needed to remove any garbage. 2. Turnovers: coordinate with Property Manager for turnover inspections; assess the unit for repair work, itemize repair costs 3. Inspect vacated units to ensure all systems are working properly; complete repairs as needed. 4. Ensure properties are in general good working order in every respect. 5. Be a self-starter to know what work needs to be done without having to be told. 6. Once work is identified and communicated to the property manager and the work is approved to proceed, such work might include the following items: Replacing sinks, toilets, and fixing plumbing leaks. Drywall and ceiling patch. Plaster patch. Performing apartment turnovers. Some knowledge of appliance repair on: refrigerators, dishwashers, stove/oven (gas and electric), electric heaters, coin-op washers/dryers Keep an inventory log and purchase supplies when necessary within a budget Yard work: including gutter cleaning, mowing, raking, general upkeep Interior and exterior painting Cleaning turnovers, common areas and trash pick-up Electrical knowledge Re-keying locks Replacing light fixtures, globes and light bulbs Knowledge of power, water and gas turn-offs Communicating with tenants, supervisor and vendors using computer, verbal and written skills. 7. Carry company phone at all times and be available on-call for emergencies 24/7 and willing to respond when necessary. Qualifications in order to be considered: 1. Must have experience in apartment maintenance. 2. Valid driver’s license and insurance. 3. Must own a truck to use on the job 4. Must have own tools for use on the job. We may provide lawn equipment, but it is desired a person of this level experience will have their own tools for other duties. 5. Must have good references from past employers. 6. Must be dependable, reliable, fast worker, and provide a high quality of finished work. Position offers paid medical insurance, paid vacation, paid holidays, paid sick leave, and salary range of $40,000 to $65,000 depending upon experience and capability.
